You can almost hear the sunshine in Joan Reusser’s voice. It’s 75 and sunny for her winter morning walk and it’s easy to see why she loves living the “snow bird” life. Since 2008, this Canton native has spent eight months out of the year living in Naples, Florida.

“My husband has had the flexibility to work from anywhere throughout his entire career,” said Joan. “After our kids left for college, I was sitting in an empty house and thought, ‘Why am I not sitting in Florida?!’”

Aside from the beaches and brighter temps, a huge benefit of making Florida your primary residence is the lack of state income tax. These perks – combined with the fact that more and more people are working from home – have led to a surge in the market.

“Before the pandemic, 1,000 people a day were moving to Florida,” said Joan. “Last year, my broker closed a record $2.5 billion in Naples alone, so the market is on fire and it’s not going to end any time soon.”

Joan jumped into real estate two years ago because it made for a perfect pairing with her interior design background as she fixed up properties and sold them for a profit. After five moves, she has been able to move up by reinvesting in better property each time.

“People should think about diversifying their portfolio by putting a third of their investments in real estate,” suggested Joan. “Even if you start with a small condo at $250,000, you could double that investment in 10 years while renting it out to cover costs.”
