Your home's roof silently shields you from the elements, but over time, it may signal the need for a replacement. Keep an eye out for these telltale signs if you think that you are nearing the life of your current roof.

First, inspect the shingles – curled, cracked, or missing ones are red flags. These vulnerable areas expose your home to leaks and further damage. If these are not noticed as an early sign on the exterior, it could lead to a much larger problem on the interior.

Next, check for granule loss in your gutters – a sign of aging shingles. Granules protect shingles from UV rays and harsh weather, so their absence suggests diminished protection against both. Additionally, examine the roof valleys. If you spot damaged or missing flashing, water can infiltrate, causing structural issues on the inside as well.

To that, interior clues are equally important! Dark stains on ceilings or walls may indicate water penetration and a clear indication of roof troubles. Sagging areas in your roof deck could signify a more severe problem that demands immediate attention.

Don't ignore the age of your roof either. Most asphalt shingle roofs last 20-30 years. If yours is nearing this range, it's wise to have the conversation and consider a replacement to prevent unexpected issues. Regular inspections and timely replacements can safeguard your home and your peace of mind.
