New Luxury in Midtown

Pauline Miller arrived in Atlanta in 1985 and became enamored with it. With a background in advertising and marketing, she decided to set up shop and put her skills to use in her new city.

After selling condos for a number of years, she founded Brightstar | Compass in 2010.

“I have had the great fortune of being associated with many of the new and converted condominium communities in Atlanta, and I have worked with builders exclusively with new homes throughout all the different neighborhoods in Atlanta since 1990,” she says.

Pauline has thus been able to focus her attention on learning the business of new construction development.

Her agents at Brightstar | Compass not only have real estate backgrounds but also have strong sales training. Because most of their sales are made before the product is built, Pauline stresses that they really have to be able to convey the nuances of each project and the benefits of new home ownership. The agents also have to relay the construction components that provide those benefits and build confidence in the product and in the builder. It’s very different from a general brokerage, and Pauline and her team work with their agents to help them develop these skills.

One of the big projects they are involved in right now is the new J5 condominiums being built in Midtown. Started in the fall of 2018, it’s one of the first being built in many years.

“Demand is so high now and supply is so low that it’s prime time to build, and Midtown has always had the strongest demand for condos,” Pauline says.

She says people want the free and easy lifestyle that comes from living close to vibrant and active communities. Buyers will be a five-minute walk from beautiful Piedmont Park, the Beltline and Ponce City Market. Peachtree Street and great restaurants and shopping are literally a block away.

J5 was designed around what people are looking for and that doesn’t exist now. For example, they feature larger, private terraces that can function as another room and can be used nine months out of the year in Atlanta.

Also, according to Pauline, instead of having one giant club room, they separated out many different areas so it’s designed like a big cruise ship. There’s a great sky terrace with a kitchen for small, intimate parties and great views of Midtown.

Another kitchen can also be found down by the pool, so residents can have summer pool parties with their friends and families.

“The beautiful pool has nice shaded areas too and designed where each of the little areas is intimate, so you’re always going to feel like you’re sort of in your own home and not just in a big complex,” Pauline says.

For something a little quieter, there’s a huge, beautiful green courtyard with comfortable seating and hammocks so residents can feel like they’re in their own little park. For fun, there is also a room with a pool table.

Inside the condos, there are wide-open floor plans with well-appointed kitchens and bathrooms. It’s a very modern design, but buyers will be able to bring their own style, whether contemporary or traditional.

Pauline reports that $33 million in sales have already been made. J5 is scheduled to be completed in the fall of 2019, and people will be able to move in soon after.
