Fänas Architecture: Remodeling for the Modern Boulder Family

There are many older small ranch homes throughout Boulder waiting for the right design team to realize their potential.

The desirable neighborhood and notable lot size of this central Boulder property created tremendous opportunity for this whole house remodel and addition. With these favorable features in mind and knowing that the layout and size of the original ranch style house were not going to suffice, Fänas Architecture worked hand-in-hand with the homeowners to create a larger, open, light and inviting home, perfect for the modern Boulder family. 

Creating a living open flow was a priority with this project, and, typical of many mid-century homes, the initial ranch house was adversely compartmentalized and closed off. This, combined with the desire for more square footage, led to the decision to deconstruct the existing home, taking it down to its foundation. With a clean slate to begin with, the design team got to work on ways to maximize the impressive potential of this property. 

The result is an open-concept main level boasting a spacious great room with a state-of-the-art kitchen, dining and living room, and a full bedroom suite with sitting area. The south wall of the great room encompasses a fully retractable window wall that opens to a spacious patio, allowing for an easy and coherent transition to outdoor living on warm summer nights. Bringing the outdoors in, and vice versa, creates the uninterrupted current of the space desired by the homeowners and helped to reinforce the coveted relationship between the house and the backyard. 

Along with opening up the space and creating more room on the main level, a second level was built to add additional square footage to the home. This allowed the design team to take full advantage of the stunning front range views to the west. With much of the common space being concentrated on the lower level, a master bedroom, as well as two secondary bedrooms and shared bath make up the second story. A balcony, accessible from a small family room at the top of the stairs, wraps around the northwest corner of the home, and natural light floods the entire space. 

With the easygoing functionality of the interior, as well as the sleek beauty and livability of the outdoor areas, this fantastic location finally has a home that appropriately takes advantage of all it has to offer.
