Founded in 2018, we recognized a gap in the market—promising renovation and redevelopment deals that couldn’t get funded through conventional lenders, and regular people looking for a secure, passive way to invest in real estate without managing tenants, dealing with contractors or tying up their money for years. We provide short-term, asset-backed loans—often referred to as “small-cap bridge loans”—to local real estate investors working on fix-and-flip, buy-and-hold, or full rehab projects. These are the types of deals that bring life back to distressed properties and underserved neighborhoods, but often get turned down by banks due to their size, speed, or borrower profile. We fund 20 to 30 projects a month, with loan sizes typically ranging from $20,000 to $100,000. Every loan is secured by real estate and underwritten to strict standards, with an average loan-to-value of 65%. Investors who partner with us earn about 12% annually, paid monthly.
