Selling Your Home This Spring: Tips From Tiffany

As a native Charlottean and realtor with The Sears Group at Keller Willams SouthPark, I love helping my clients buy and sell their homes. In fact, the only thing that trumps my love for the Queen City is my passion to make the buying or selling process as easy as possible for my clients. My goal is to be your realtor for life! Below are some tips I have for you if your house is currently on the market or if you're considering selling in the near future. 

1. First Impressions

Amp up your curb appeal with vibrant paint for the front door and shutters; select colors that coordinate with the interior. Clean up the flower beds and lay down fresh mulch. Add shrubs in empty beds and in urns to flank your front door. Enhance your outdoor living space with a couple of chairs on the front porch and create a pretty patio in the backyard. Sometimes it's the little things that can make the biggest difference.

2. Paint 

Use color to highlight any space. Plus, painting is fun and the easiest thing to change. Adding a fresh coat of paint in neutral always appeals to the masses; light grey, beige or white are the best. Wallpaper on the inside of a built-in is beautiful and eye-catching. Paint your cabinets in a classic white or try a neutral gray tone

3. Facelift and Flooring

Kitchens and bathrooms sell houses, so change anything that is outdated. Remove all clutter and depersonalize. Apply a few dark stains to the worn, outdated flooring throughout your home for a fresh appearance. Update your backsplash with subway tile, it's clean and refreshing. If you're working with a conservative budget, invest in peel and stick faux tile. Give your bathroom a spa-like look with fluffy towels and candles. When replacing fixtures in the bathroom and kitchen, timeless finishes such as nickel and brushed brass are amazing.

4. Lighting 

Update ceiling fans and light fixtures. When replacing light fixtures, the rule of thumb is 100 watts to every 50 feet. Every home needs three types of lighting overhead for high traffic areas.

5. Our Furry Friends

Pet odors are a turn off to potential buyers. Remove all pet beds, toys, food dishes and litter boxes.  Pleasant aromas such as fresh cut flowers in various rooms and plugins are the way to go.
