Bespoke Living

Cultivating Community and Highly Customized Luxury Living in Steamboat Springs at Alpine Mountain Ranch & Club

Saddling right up to Aspen and Telluride on the list of high-quality areas jam-packed with adventure, Steamboat Springs might be the last best-kept secret within an arm’s reach of the Boulder/Denver area. It’s no wonder the population has slowly and steadily increased over the past several years. Off the beaten path, Steamboat is one of our state’s unique mountain towns that truly has it all—a plethora of year-round outdoor activities like skiing, golfing, rodeos, boating, biking and camping, plus plenty of sunshine, great eateries and warm and friendly locals to boot.

Nestled in the Yampa Valley sits Alpine Mountain Ranch & Club, a 1,216-acre residential development with 63, five-acre homesites plus 900-acres of wildlife preserve rooted at the junction of western culture, modern contemporary living and luxury niceties. On the north side, the land lies adjacent to a wildlife preserve connected to Steamboat Ski Resort, to the east is national forest and to the south is the Catamount Golf Course with options to travel to and from through private trails and a connecting cart path.

Suzanne Schlicht, senior vice president and director of sales at Alpine Mountain Ranch & Club, says, “The pandemic pushed people to really think about what they want for a lifestyle and a home, and they’re liking the balance of open space with room to roam and the services and amenities we offer. And I think the pandemic sped up many people’s timelines. Many of our buyers are coming from the Front Range.”

The distinct community is a creation of developer Bill Butler, whose goal “isn’t to impose a vision on the land, but to let the land itself shape a visionary community that nurtures and sustains an ideal way of life.”

Suzanne says, “Alpine Mountain Ranch & Club is attractive to people who want the wide-open spaces offered by ranch living but also enjoy the service and amenities of a luxury community. And folks who like the tranquility and privacy offered by a ranch and appreciate that we’re only five minutes from Steamboat ski resort and 10 minutes from downtown with all of its charm and restaurants and shops and galleries. Our owners appreciate fitness and practice it while exploring our 10+ miles of trails that can be enjoyed in every season.”

With highly sought-after conveniences like on-site equestrian facilities and an abundance of grab-and-go sporting goods to borrow such as snowshoes, kayaks, paddleboards and riding gear, plus skis, poles and boots, the options of outdoor activities at residents’ fingertips seem endless. While there’s a stocked fishing lake that’s also a perfect spot for a quick kayak or paddleboard session, residents and their guests have additional access to 1.5 miles of private, premium live water fishing on the Yampa River. Other offerings entail concierge services, access to an owners’ lodge, loaded with complimentary snacks and beverages for every member of the family, and a 3-bedroom, 3-bath guest cabin, offering all the comforts of home, available for visitors. Hermitage, a secluded timber and stone backcountry retreat, accessible via bespoke trails or horseback, was built solely for homeowners and their guests allowing for a brief respite in their day. Homeowners can also experience alpine skiing at its finest, with optional slopeside membership opportunities to Alpine Mountain Summit Club, the ranch’s private ski-in/ski-out social club located at One Steamboat Place.

As good stewards of the land and to ensure the preservation of its native forests, meadows and wetlands for all around, building envelopes have been established for all homesites. Buried electric and phone services are available in addition to individual buried propane gas tanks.

“The building envelopes, which are the portion of each lot that is developed, average ½-acre each. When all 63 homes are built, the developed portion of the ranch will be 4 percent. Our owners are very proud of the land we have preserved for their own enjoyment, for the protection of wildlife and for preserving the view corridor for all who visit or live in Steamboat Springs,” says Suzanne.

Lots range anywhere from $1.6M – $3M+ and not all home sites have been released yet. Homesites are allowed one primary residence with a minimum size of 4,500 square feet. (Maximum square footage differs from lot to lot.) Custom market homes currently under construction can be purchased, or you can obtain a lot and utilize Alpine Master Builders, the ranch's in-house design, build and construction company, or use another firm of your choosing. All houses are asked to follow mountain contemporary or mountain transitional styles for a cohesive feel. Alpine Mountain Ranch & Club is on the forefront of these contemporary styles in Steamboat, with both versions offering expansive windows and oversized decks specifically designed to optimize indoor-outdoor living and breathtaking views.

“The location of Alpine Mountain Ranch & Club is just a 2.5-hour drive for many. The pandemic helped executives realize they could work from the office part of the week and from their vacation home in paradise for a couple days around the weekend. Bottom line, we’re hearing a lot of buyers talking about enjoying life now, to not put off making the move until someday. It’s more of a ‘why not now?’ attitude,” says Suzanne.
