Backyard Landlords: Homeowners Installing ORBIT HOMES for Income

Many local families are purchasing prefabricated homes as a second dwelling (also known as an ADU, Accessory Dwelling Unit, Granny Flat, Guest House) to generate income and house family members on their property.

Q. How did you get into the prefabricated housing business?

A. We are a family business. As surfers and lovers of the natural world, we began researching and sourcing technologies and materials to develop islands and remote rural destinations. We built “stick built” traditionally constructed homes in Costa Rica and California, while continuing to research alternative housing options for island development. Through our construction experience, we figured there had to be a better way to save building materials and time and provide beautiful homes that were less expensive. Prefabricated homes were the answer.

Q. Why are homeowners purchasing your homes as secondary (ADU) units?

A. New California laws encourage homeowners to add a detached structure (ADU) up to 1,200 square feet as a rental unit or guest house next to an existing residential home.

The pandemic and stay-at-home orders have created a surge in demand for ADUs, likely due to family members coming back to live in close proximity to their relatives or the loss of jobs that motivated many homeowners to become “backyard landlords,” since ADUs are a significant rental income opportunity.

Many homeowners choose to work with us because building in a factory is more efficient and less wasteful. Our homes are built faster and less expensively than traditional construction. 

From permitting to installation, we take care of the entire process. Generally, we install homes within three months of ordering, however, this timeline can be extended if your municipality has a longer permitting process. 

Also, construction noise can be very disruptive. Our clients love that we are onsite less than three weeks between preconstruction and final installation.

Q. Are ORBIT HOMES similar in price to other housing options?

A. Our homes, in most cases, are priced 20-30% lower than other companies selling contemporary homes of equivalent quality and standards. We believe that everyone should have access to a new contemporary home that is customizable to their taste at an affordable price.

Q. Is financing available?

A. Whether purchasing an ORBIT HOME for use as a main residence or an ADU, financing solutions are available. With good credit and/or equity in an existing property our financing partners can offer no money down in most situations.
