Aiming to Delight

Custom Home Builder Goes the Extra Mile for Customers

While the pandemic may have caused many businesses to close or scale down operations, one local homebuilding company has been expanding.

1st Oklahoma Homes can be found in Norman (St. James Park, Summit Lakes, Summit Valley), Moore (Apple Estates), southwest OKC (Rio Del Sol Addition), north OKC (Vizcaya Addition), and the Yukon/Mustang area (Crystal Hill Estates). They recently opened a new addition in Newcastle (The Ridge).

Of course, the 1st Oklahoma Homes team took all necessary precautions.

“We have tried to keep all our customers, contractors and employees safe,” says owner Ali Farzaneh. “We follow the CDC guidelines not only in our office but also on the jobsite. We have our employees wear masks, wash their hands frequently; we also try to stagger the times when our different contractors are working on the job sites.”

1st Oklahoma Homes specializes in modern-, craftsman- and traditional-style homes, with their custom homes starting at $280,000 up to $1 million or more and their “spec” (already built) homes also starting at $280,000 and going up to $500,000.

Prospective home buyers are invited to visit 1st Oklahoma Homes’ model home (featured here) located at 7125 SW 120th, in the Rio Del Sol Addition off of SW 119th and Rockwell.

The 2,337-square-foot modern, one-level house has three spacious bedrooms and 2.5 bathrooms. However, both the study and the media rooms have closets so either or both could be turned into bedrooms if desired. The master bedroom has a walk-in shower and double vanities.

The home also features a study, media room and bonus/homeschool area.

Situated on a corner lot, the property also boasts a covered porch and back patio, a full backyard privacy fence and front sprinkler system, and three-car garage.

As with all 1st Oklahoma Homes, this beautiful house is built to be energy-efficient, saving the homeowners money and helping lower its carbon footprint. Its HERS (energy efficiency) rating of 56 (the lower the number, the better) translates into an annual saving of $888. According to the U.S. Department of Energy, a typical resale home scores 130 on the HERS Index, while a standard new home carries a rating of 100. A home with a HERS Index score of 70 is 30% more energy efficient than a standard new home.

“We pride ourselves in building more energy-efficient homes for a healthier family and environment,” Ali says.

So, to what does Ali attribute 1st Oklahoma Homes’ ongoing success, even in the midst of a pandemic?

“We go the extra mile for our customers. They appreciate the positive relationship that we have with them and our positive attitudes. We provide exceptional value, and we build affordable homes to delight our customers. We have a one-year warranty as well as a 10-year Residential Warranty Co. plan. In short, we design and build quality homes tailored to our buyers’ needs.”

About the Designer

The 1st Oklahoma Homes model home featured in these pages was professionally designed and decorated by Janet Biddick of Janet Biddick Design (JanetBiddickDesigns.com) in a modern contemporary style.

“I chose to use a modern style that tends to favor simple, uncluttered spaces with smooth, clean lines and artistic flair,” she said.

“The style encourages a comfortable and calming feeling, as well as exposing the spatial aspect of each room. There are no heavy elements or ornate design, but I bent the rule slightly with bold colors and reflective surfaces such as exposed legs, metals and glass. Exposed beams give an architectural flair to the high ceilings. By utilizing cutting-edge tile, we add in some excitement to areas such as the kitchen and bathrooms.”

About the Designer: Janet Biddick is a national certified interior designer with over 30 years of professional experience.
