Expert Venice Realtor Pamela Hogan Phildius 'Educates' Her Customers

Pamela Partners with Interior Designer Jacqueline Paredi to Style and Stage Homes for Our Discerning Market

Pamela Hogan Phildius cares about her customers. A patient and thoughtful listener, Pamela has a refined sense of style and taste. She takes into account each one of her customers’ needs and desires as she guides them through the home-buying or -selling journey. Her ultimate goal is her customers’ satisfaction.

“I transitioned into real estate from a background as a nutritional, pharmaceutical/medical sales consultant and educator,” Pamela, a longtime Chicago real estate agent with an MBA from Loyola, explains. “And that’s exactly what I have always been as an agent—an educator. I like to say that when I start with a new customer, they are in ‘kindergarten.’ I make them as informed as possible on the market. I get them through real estate middle school and high school, always providing them with the information they need. When they finally arrive at the closing table, to me, it’s as though they have graduated.”

Since her days selling condos and single-family homes in downtown Chicago, Pamela has prided herself on learning her market thoroughly. A Venice resident since 2006, and a realtor with Century 21 Schmidt Realty since 2015, she has made herself an expert on Sarasota County’s market.

“I am always doing continuing education on our local market through Century 21 and the Venice Area Board of Realtors,” Pamela says. “I do pre-listing consultations and include a stager, photographers, electricians, painters and handymen. I have so many resources to help make a new listing as salable as possible before it goes on the market, to achieve the highest price possible in the least amount of time. Intelligent pricing is key for this to occur. I pride myself on being honest, on listening, and learning what my customers want. I do what my customers need me to do to be able to have a successful, smooth and least-stressful transaction.”

For the past three years, Pamela has been working with Jacqueline Paredi of SRQ Interior Design to prepare homes for sale, a friendship and business partnership that began when the two met at Sassy Sisters, Inc., a regional networking organization for businesswomen.

“Jacqueline is able to come into a home and depersonalize it, neutralize it, and make it appealing to a large number of buyers,” Pamela explains. “After she’s done, buyers view the home on the internet via high-quality professional photos and are able to see themselves in it. She’s done such amazing things and was featured on the Jewels on the Bay, Designer House, where she custom-designed a room for display.”

“Most buyers in our market are either looking for a second home, an investment property or retirement,” Pamela explains. “I love our market because I have been able to help people find their true dream home here. One of the best feelings I ever have is when I know that my customers have found what they’ve always wanted, their very own slice of paradise.”
