Selling your house? Consider the power of perception

One would be forgiven for assuming that staging is an unnecessary part of the selling process.  After all, buyers can discern ‘good bones’ when they see them.  However, the data tells a surprisingly different story. 

A recent survey conducted by the National Association of Realtors (NAR) indicated that an overwhelming 86% of buyers can better visualize their future home when the house is staged.  The positive impact of staging often results in homes selling quicker and according to the Real Estate Staging Association, earning a 5% to 15% return on investment.   

Therefore, staging a house should no longer be thought of as a nice, but superfluous step in the selling process; staging just might be a pre-requisite to a swift and successful close of escrow.

  • Highlight Key Features: Showcase the best features of each room. If you have a fireplace, architectural details, or a beautiful view, make sure they are emphasized.
  • Add Mirrors: Mirrors can create the illusion of more space and reflect light, making rooms feel brighter and larger.
  • Update Decor: Consider updating small decor elements, like throw pillows, bedding, or towels, to create a cohesive and modern look.
  • Create Lifestyle Spaces: Help buyers envision how they would use different spaces in the home. For example, turn a spare room into a home office or a guest bedroom.
  • Make Necessary Repairs: Address any minor repairs or maintenance issues.  This can include leaky faucets, replacing burned out bulbs, and repairing minor damages.
  • Smell Matters: A pleasant scent can make a big difference. Consider baking cookies, using air fresheners, or lighting subtly scented candles before a showing.
  • Professional Photography: High-quality photos are crucial for online listings. Consider hiring a professional photographer to capture the best features of your home.
  • Open Spaces: Ensure that all rooms are easily accessible, and there are clear pathways. Avoid overcrowding rooms.
  • Storage Solutions: Showcase the storage potential by organizing closets and cabinets. Buyers appreciate ample storage space.
  • Curb appeal: First impressions matter. Painting your front door, adding new hardware, plants, bark, or adding fresh seasonal color will make a home sing.
