Buyer's Representation Agreements

The NAR Settlement was approved only to have the DOJ file a Statement of Interest.    No one knows what the new rules are going to be but for now, the buyer will need to sign a buyer's representation agreement that includes what your negotiated and agreed upon buyer's agent's commission will be and must be signed before a buyer is shown a home.  It can be for one day or one year.    Buyer's representation agreements are not new.  What has changed is that the seller's agreement to help or pay for that commission is now a negotiated item.  There are no guarantees.   As with many items in an accepted offer, there are many factors in the terms getting accepted.  Just know that everything is negotiable and can be adapted to make it work for everyone.  

We know that the primary concern to all buyers is signing the buyer's representation agreement.   We don't blame you.  I would not sign anything that I was not completely comfortable with.     Don't be intimidated, everyone wants you to succeed.  Just always ask lots of questions and know how you can get out of an agreement if you want to.   Don't miss out on buying a home that you want.  Ask the questions, get the answers and know that you make the decisions.
