Giving Buyers What they Want

A Journey Toward a Unique Lifestyle in an Eagle, Live/Work Community

Real Estate seemed like it might be an easy transition for me after seven grueling but rewarding years as an owner of a restaurant / night club in Virginia Beach. I guess I thought the hours couldn’t be any worse! With a fresh salesperson’s license in hand, I sold lots and vacation homes on the Outer Banks of North Carolina to families from all over the country. My youngest brother was already here in Boise developing a significant reputation as a custom home builder and he enticed me to make the move to Idaho after several whitewater rafting trips, skiing expeditions and the promise to build me a home.

I started selling property across the Treasure Valley and I quickly learned that I had a great interest in the land development process and bringing residential product forward to the homeowner in a way that makes the experience unique to my clientele. These efforts led to an opportunity to join the development team for a fledgling master planned community that was being proposed just over the hill from Boise. Hidden Springs was 1884 acres in size with over half of its total land area devoted to protected open space. There would be an elaborate trail system, a charter school, a mercantile, a community garden, a library and a housing offering unlike anything seen before in Boise. With a lot of determination from a very talented team, the dream was realized, and Hidden Springs took the first-place award for the best Smart Growth Community in the United States in the year 2000 from the National Association of Home Builders.

I have enjoyed an extraordinary business and personal growth relationship with my current brokerage of the past 18 years. Group One, with its recent affiliation to the Sotheby’s International Realty brand and with Brad and Kalinn at the helm, provides its practitioners with a refined skill set required by developers of large-scale projects like Lakemoor, the “Crown Jewell” of the Eagle corridor! I joined the Lakemoor development/marketing team in 2018 and have been drinking from the firehose since! Developer Dennis Baker truly outdoes himself with each new offering; consider the success of Island Woods and Two Rivers and the way those communities have matured over the years. His focus on every single aspect of the design of the community right down to the landscaping shows a passion for doing it right and doing it in a way that creates a sense of place, community and value for our residents.

The vistas across the duck lined ponds to the Boise River and then to the snow-capped foothills beyond is absolutely inspiring.

Lakemoor is Eagle’s premier, gated, waterfront community. The vistas across the duck lined ponds to the Boise River and then to the snow-capped foothills beyond is absolutely inspiring. There is a strong flavor of diversity in this neighborhood of 317 homes on 180 acres. Partially because of the strong architectural controls but also because the community is “open”. You are able to buy a homesite and bring your own builder or choose your builder from our team of the top talent in the Treasure Valley. Either way you’ll begin your journey toward a unique lifestyle in an Eagle, Live/Work Community. The recent acquisition of T Sheets by Intuit has led to the construction of a sister building on the Lakemoor office campus. The Luxe Theatre is open, Café Yumm, Red Bench Pizza, Stellas’ and Boise Juice Company beckon you just steps from your front door. Wouldn’t it be awesome to live in the same community where you walk to work and many of the household services you need are just as close as your neighborhood pools and your greenbelt access? Welcome to Lakemoor!

Our current phase is known as Elevation as it describes the geographic change from homes situated on the valley floor rising to homes on the Chinden bench. As you can imagine, the views of the foothills from these properties are simply magnificent. Our newest phase offering will be known as The Pointe at Lakemoor and this neighborhood of 16 homes will come on during the winter 2020 season. A subsequent phase of 32 elegant townhomes is being developed now near our sports pavilion where pickleball is all the rage!

Lot sizes are definitely getting smaller as land for residential development becomes scarcer and more expensive. Our Lakemoor homeowners are taking this in stride. They are active, physical people with a passion for the outdoors.  Well-designed homesites with little lawn maintenance appeals to their desire to have more time on the greenbelt, less time on the mower. There seems also to be a strong interest among our clients for a high level of amenities within the community and also within their homes; size of the dwelling has become less a factor. The team at Dennis Baker and Associates has done an extraordinary job over the years giving the home buyer what they want in the way of community design and product segmentation rather than building what the developer wants and hoping the buyers will show up. In that vein, I am really excited about a future offering in Lakemoor up on the Chinden bench that may include high-end town homes featuring spectacular views of the Boise front.

I want to be a resource to your readers as they navigate the challenges of deciding where and when with their next home. The building process can be a wonderful experience when you align your wants and needs with the right community, agent, lender and contractor. We are here to help make that process seamless.
