Before Tyler Pontier found his stride in real estate, he was chasing punchlines and pursuing roles on stage. As a former actor and comedian, he juggled auditions, waited tables, and was even a personal assistant to an unnamed celebrity. But seven years ago, he discovered where he truly belonged—helping people find their place in New Jersey.
Now the owner of Tyler Pontier Properties in Morris Plains, he specializes in relocation, guiding both out-of-state and local clients through New Jersey’s diverse neighborhoods. A Garden State native who has lived in multiple counties, Pontier offers more than market knowledge—he brings a deep, personal connection to the state and a natural talent for helping newcomers feel at home.
“When I get a new client, I take the time to show them around a few different towns and areas of New Jersey," Pontier explained. "It is important to me that my clients really get a feel for the area they are considering purchasing a home in. I’ll point out parks, shopping, places of worship, and we’ll get lunch or coffee, so they can make an informed decision [on what area is most suitable for them].”
Of course, there’s no such thing as a perfect neighborhood. Every family has different wants and needs—and that’s exactly what Pontier loves about his work. Most clients, he believes, are looking for strong schools, easy commutes, a yard to play in, and a safe environment.
“I get a feel for who they are and use my knowledge to match what they are looking for in a home and town. I’m a connector and my job is to present options so my clients can make an informed decision,” he added. “Real estate is a way of life, not so much a job or career, you’re technically always on.”
That mindset didn’t happen overnight. In fact, the now real estate agent often reflects on the unconventional path that brought him to the career he now calls home.
“When I got into real estate, I felt like it was the culmination of all my past professions and experiences,” he revealed. “As a waiter, I learned to anticipate customers’ expectations. As an actor, I learned to take direction, listen, and watch. This prepared me to become an agent – I do all the marketing and open houses. I give all of my clients personal attention. It’s me that you get when you work with me and that’s one of my favorite parts of this.”
“I wanted something I could feel passionate about and build something up on my own," he continued. "I’m a passionate person and tend to go all in on things. I’m obsessed with studying local markets. I love learning! The more I learn, the better an agent I am, and I can better serve my clients.”
As for out-of-state clients, Pontier thinks many people have a limited perspective of New Jersey. When they see what our state truly has to offer—mountains, farms, and the ocean, they are pleasantly surprised.
“I love New Jersey. There are not many other places in this country where you can go one hour to a snowy mountain for skiing, one hour to NYC, or one hour to the beach in the summer.”
And Pontier isn’t about pushing sales—he’s about finding the right home for each client.
“If there is anything I sell, I sell a lifestyle and a feeling. Every house is a house, but not every house is a home. I help people purchase a home,” he clarified.
For clients who know exactly where they want to live, he does everything he can to make it happen—even when no clear opportunity exists.
“I’m someone who thinks outside of the box. I don’t just stop where eyes can see. If a client says they want to live in Indian Lake and there are no homes available, I see it as a challenge and take action. I cold-call homeowners and see if there is a chance of someone selling. It’s how you find an off-market opportunity.”
If one thing is certain, Pontier truly loves what he does.
“I feel privileged to do this. I can become a part of such a big chapter in people's lives; they are probably buying the biggest asset they will ever have. I love helping people—it’s the reason why I do this," he revealed. "In some cases, the process can be very emotional. For example, sometimes clients are selling the home of a loved one that has passed. Whatever the circumstance, I am here to support my clients in any way needed."
