How to Navigate the Ebb and Flow Around Here

Here we are in the middle of an unusual winter, one without much snow—so far anyway. However, as a Realtor, I am already looking forward to spring. Did you know we live 6-8 weeks in advance of things and that there is an ‘ebb and flow’ to real estate sales around here?

The spring, between St Patrick’s Day and Memorial Day, is the busiest market when about 40% of the sales in a given year get under contract. In the summer, between Memorial Day and Labor Day, it tends to slow down to about 20% of the sales. 

The market then picks up again in the fall to around 30% until Thanksgiving when things slow down for the winter.  There is still activity even in the dead of winter, but only around 10% of the sales are this time of year.  A lot of time during winter, we’ll see the leftovers, and the houses that don’t sell in the fall, do get snapped up by winter buyers.

COVID changed things for sure - even in real estate. At the start of the pandemic, we saw offers on houses by buyers who had only seen the house online instead of in-person. Today we see high-quality pictures, drone shots, short videos, and highly detailed floor plans. Together these, along with 21st-century resources like Google Maps Street View, give so much knowledge to buyers that it can take the place of a 1st showing.

If you haven’t sold a house in 12-15 years or even longer, the home selling process and experience are much different today. Without technology, the first showing acts as the first open house for buyers to think about it overnight and then return for a second showing. Today’s resources are so high quality that it acts like a showing in and of itself, and so buyers can place an offer immediately afterward.
