Luckily, the DFW area was not affected by COVID-19 as much as many areas. While many alternative sources of financing dried up after the COVID shut down affecting certain buyer's abilities to obtain a loan, and therefore certain sellers the ability to sell, interest rates remained significantly low, which affected sales positively. COVID-19 also changed the market somewhat as many sellers had buyers who viewed their homes virtually and had never even entered the home.
We had seen a significant number of buyers move into the DFW area starting in June/July of 2020. The majority of these buyers are from California, NY, NJ, Chicago, some of the heavily locked down states. Some of those states also had businesses move to or open up in TX. When the country opened earlier this year, the real estate market in the DFW area saw dramatic changes, including buyers offering more than the asking price. Most of those areas had much higher real estate costs, so moving to the DFW area, they were and are willing to bid high in order to get exactly what they wanted.

Also, new home supplies dwindled significantly. Building supplies are still in short supply (lumber, concrete) or while vendors are "catching up" on the lingering supply chain that was disrupted last year. No one was prepared for the hurdles they faced over the last 12 months, builders included.
