Developer Jeff Greenacre Creates a Caring, Smart Legacy in His New Homes

At Venice’s new Panacea community, CEO and founder Jeff Greenacre is bringing more than 40 years of experience in property management to complete fruition. He and his management team have poured their hearts and souls into designing an active adult community of homeowners who will enjoy all the benefits of safety, security, technology and state-of-the-art home design into a cozy community where "everyone will know your name."

Jeff, 75, has built Greenacre Properties into one of the largest and most respected property management firms in the nation. His experiences have taught him firsthand what property owners want and need in their living spaces in Southwest Florida. Panacea, his signature community, will be the crown jewel of his legacy, a place where owners will not just enjoy an expertly planned community of beautiful, modern houses, but a vibrant and friendly neighborhood of beloved homes.

But I only I feel like I am really at home at my place up north.’ Jeff’s desire is for people to come to Panacea and feel they are finally at home, no matter where they are originally from.”

Panacea is special for many reasons, not least of which is that it is the last developable land of its kind west of Interstate 75 and close to the Gulf. Minutes from downtown Venice, the community is also strategically located to avoid the snarls of traffic associated with being on Venice Island. Ten golf courses surround the community, all less than 10 minutes away, and Panacea is currently finalizing relationships for residents at these premier venues, as well as at marinas for boaters. A gated community with zero through-traffic, Panacea anticipates completing its build-out within two years and features community amenities like a pool and spacious clubhouse.

“Jeff could have built anywhere,” Dan says. “But what made this site ideal was that it boasts an artesian well and natural gas energy. These are rare resources now in Florida. Jeff is a horticultural expert and has plans to present Panacea with beautiful and functional landscaping. Because of the artesian well, owners will not have to deal with any intermittent watering bans, and Panacea will always be verdant and green. The natural gas allows for reduced energy bills. Owners can chose between natural gas and electric, but the natural gas option is truly special. Panacea features tankless modern water heaters. They are instant-on, instantly hot. Owners can have natural gas for everything in their home from ranges to dryers. It really reduces monthly energy costs.”

Prospective buyers can personalize nearly every element of their homes, from wall and floor coloring to countertops and cabinets. Offering the "Florida lifestyle" has been a key foundation of the Panacea plan, allowing owners to live carefree once they close their doors. Included in the maintenance at Panacea will be all grounds keeping, landscaping, watering, outdoor deck care, roofs and pressure washing. A wall three-fourths around the community envelopes it in 24/7 safety and security, and Greenacre Property Management will keep a close eye on the homes of seasonal residents as well, so owners can have peace of mind whenever they are away.

With a total community population of just 38 homes, Panacea will be an extremely exclusive address. The homes have also been built to focus on structural integrity and safety in case of storms.

“Jeff asked himself, ‘How can I make people feel safe and secure in their home in Florida where we deal with the reality of hurricanes?’” Dan says. “Here at Panacea, we have developed our own type of wall system. It’s especially strong, even for our area. Our structures feature cement block, rebar and poured concrete into the block. The homes are silent inside like bunkers but offer so much natural light because of they are fitted throughout with hurricane doors and windows. Panacea will be a safe place to be in any weather.”

 Panacea includes cutting-edge technology, such as its proprietary SUBER natural cork exterior coating system. Greenacre is the only licensed builder in the US to use the new product. It controls the homes' temperature and sound, is UV-resistant, deters insects and mold, and is impervious to rain, an ideal building material for the tropics. A special wall substrate, Glass Mat, is installed beneath the SUBER cork finish for additional protection from the elements. Interiors feature advanced foam insulation systems, and dynamic green HVAC systems offer energy savings and the ability to control these smart homes directly from owners’ phones.

Priced from the mid-$300,000s to the high $400,000, Panacea offers three home styles for owners to choose from: the two-story Amalfi and Fiore, and the ranch-style Bella Rosa. Even in the two-story styles, the principle living spaces are always on the ground floor, with the second stories designed as guest suites. 

“For some people, buying in Panacea will be their last home,” Jeff says. “I really want to leave Panacea as my legacy. Here, I had the opportunity to design and build a community according to my vision and based on my experience in what makes people the happiest.
