DNCL: Tell us a little bit about the services you both provide?

Diandra:
As a realtor, I specialize in helping buyers and sellers navigate the often complex real estate market. Jake:
I’m a mortgage broker with years of experience in helping clients secure financing for their homes. I provide personalized mortgage solutions, working with a wide range of lenders to find the best rates and terms for each client’s situation. Whether it’s a conventional loan, FHA, VA, non QM, DSCR or refinancing, I make sure my clients understand their options and feel confident in their financial decisions.

DNCL: What is the benefit of you both working together as a realtor and mortgage broker?

Diandra:
The biggest benefit is seamless communication and coordination. When we work together, Jake and I can ensure that our clients get not only the best real estate deal but also the best financing options. We speak every morning and night to recap our day and make sure nothing slips through the cracks! We’re able to guide our clients through every step of the process, making sure they’re never in the dark about timelines, expectations, or potential challenges.

Jake:
By working together, we create a streamlined process. I can pre-approve clients quickly and let Diandra know exactly what they can afford, which helps her find homes that match their budget. I run numbers for every property as well before Diandra places the offers to make sure our clients are comfortable with their mortgage payments. We also stay ahead of any potential issues, whether it’s with the financing or the property, so clients don’t have to worry about surprises down the road.

DNCL: Any advice for those looking to buy a new home, especially in today’s housing market?

Diandra:
Today’s market is competitive, with rising interest rates and inventory shortages in many areas. My advice is to act quickly, but also be prepared. Make sure you have your financing in order, and consider getting pre-approved before you start house hunting. This will give you an edge when making offers. Also, be flexible and open-minded about different neighborhoods or home features—you might need to adjust expectations based on availability and pricing. We always say, date the rate and marry your home! 

Jake:
It’s also important to have a solid understanding of your budget and what you can afford, especially with fluctuating rates. I recommend having a conversation with your lender early in the process to discuss all financing options. Getting pre approved early also ensures when the time is right, you will be ready! And remember, the lowest rate isn’t always the best deal, terms and fees matter too. We’ll work together to find the best solution for your financial goals.

DNCL: What’s one thing you have both learned in this industry?

Diandra:
One of the most important lessons I’ve learned is the value of building trust with clients. People can sense when you are comfortable or nervous. I always make sure I come prepared to answer any questions they may have, which is usually many, and I’m ready and willing! Real estate transactions can be emotional and stressful, so my goal is always to make the process as smooth as possible. When clients trust you, it makes a huge difference in how they experience the process, and ultimately, in the results. 

Jake:
For me, it’s understanding that every client has unique needs and challenges. There’s no one-size-fits-all solution, and flexibility is key. Whether it’s working with first-time buyers, veterans, or investors, tailoring my approach to each client ensures they’re not just getting a loan, but the right loan for them!
