For many people today their primary residence is one of their largest investments and the market and trends seem to be ever changing. Expert realtor husband and wife team Kevin and Stacey Hunter enlighten us on some the trends happening right now in the world of Real Estate.
1. The "Post-Modern" Luxury Shift
"We’re seeing a shift away from 'cookie-cutter' luxury. In the Preston Hollow market, are you finding that buyers are prioritizing ultra-modern, minimalist aesthetics, or is there a return to the warmth of 'Organic Modern' and traditional craftsmanship?"
“I’d say we’ve moved past the era of the stark white box. Buyers in Preston Hollow still love clean lines, but they don’t want their house to feel like a gallery—they want it to feel like a beautifully edited sanctuary.
What’s resonating now is that warm modern or ‘organic modern’ language: natural stone, rich woods, plaster, texture, and really thoughtful millwork layered over streamlined architecture. You still see incredible contemporary estates in the neighborhood, but the ones that win are very clearly custom—not cookie‑cutter specs. They have unique architectural moments, artisan lighting, and craftsmanship that reads immediately when you walk in the door.”
2. Indoor-Outdoor Integration
"Preston Hollow is known for its incredible estates and privacy. How are you seeing homeowners blend their interior living spaces with their outdoor landscapes? Are 'disappearing' glass walls and year-round outdoor kitchens still at the top of the wish list?"
“Indoor‑outdoor living has been a Preston Hollow hallmark for a long time, but the expectation has escalated. On a proper estate lot, buyers almost assume there will be a dramatic connection to the outdoors.
Disappearing glass walls and large sliders from the main living area out to a covered loggia are still very much at the top of the wish list. Those outdoor rooms are no longer an afterthought—they’re furnished like living rooms, with fireplaces, heaters, fans, and AV so they truly live most of the year.
Backyards read like private resorts: sleek pools with Baja shelves and integrated spas, turf play areas, and fully equipped outdoor kitchens for serious entertaining. Importantly, buyers want mature landscaping and privacy—lush, layered plantings that make the property feel like a retreat, not just a big patio.”
3. Wellness-Centric Design
"Wellness is becoming a massive trend in luxury real estate. Are you seeing an increased demand for 'home spas'—features like cold plunges, infrared saunas, or advanced circadian lighting systems—built directly into the primary suite?"
“Wellness has gone from ‘nice extra’ to a core luxury value proposition.
In the primary suite, that looks like spa‑level bathrooms—steam or multi‑head showers, soaking tubs, heated floors, and integrated audio—so it feels more like a boutique hotel than a bedroom. Beyond that, the wish list now includes true wellness zones: infrared saunas, cold plunges, and recovery spaces paired with serious home gyms that rival a boutique fitness studio.
We’re also seeing a lot more interest in what I’d call invisible wellness: upgraded air and water filtration, better daylighting, and tunable lighting that can shift warmer in the evening, aligning more closely with circadian rhythms. In the ultra‑luxury bracket, if you have a beautiful primary suite plus a gym, sauna, and plunge, that’s now a competitive edge, not a gimmick.”
