Should You Refinish or Replace Your Hardwood Floors?

Scratches and an outdated color can make a hardwood floor feel ready for replacement. But appearance alone does not tell you whether the wood needs to come out. Start by identifying what you want to change and having the existing floor assessed.

For homeowners in Kansas City and Johnson County, the useful question is: which approach solves the problem while giving you the floor you want?

When recoating may be enough

A dull floor may be a candidate for a maintenance coat. This refreshes the protective finish without the full sanding involved in a complete refinish. Suitability depends on the floor and existing coating, so ask for an assessment rather than assuming every dull floor needs the same treatment.

When refinishing makes sense

The NWFA identifies worn-through finish, scratches, dents, and a desired color change as reasons to consider sanding and refinishing. Whether the floor can take another sanding depends on its remaining wear layer and condition, among other factors. Source: NWFA

Bring pictures of colors you like to your consultation. Describe what bothers you about the current floor: the color, sheen, visible damage, or all three. This helps separate a style decision from a repair decision.

When to discuss repairs or replacement

Ask the contractor to assess damaged areas separately from the rest of the floor. Is the issue limited to a section, or is it widespread? Could a repair be incorporated into the project? What would remain visible afterward?

If the floor has been sanded before, mention that history. If you know of a leak or recurring moisture problem, explain it before requesting a cosmetic solution. Ask what must be investigated and corrected before deciding on the flooring work.

Replacement is also worth discussing when you want a different plank width, layout, or flooring product. Make sure the proposal addresses your intended result, not just the condition of today's surface.

Compare complete options

Request a clear explanation of the recommended approach. If more than one option is practical, compare the scope, expected appearance, schedule, and total price.

Useful questions include: What can be improved? What may still show? What would replacement accomplish that refinishing would not? These answers help set expectations before work begins.
