“Homes with fresh paint and carpets look more put-together and cleaner,” Tiffany says. "Gray and beige color tones help neutralize the home and bring it up to date.”
As for easy ways to stage, Tiffany suggests changing out lamps and accent pillows to items from stores like Target and Pottery Barn. They have styles that appeal to the masses. Pendant lighting or chandeliers in kitchens and dining areas are also good ideas.
Staging, however, is not always the best plan for every home.
“Depending on the floor plan, price range, etc., it is sometimes OK to have a vacant house versus one that is furnished, especially for the homeowner who has outdated furniture or is on a budget and doesn't want to spend money renting furniture.”
Ultimately, Tiffany says every house must be approached uniquely. Start by engaging an agent two months before putting your home on the market.
“The agent can guide you to what are the best upgrades for your home,” she says.
