Market analysis by: Leanne Allen, REALTOR®, Allen & Co.

The September 2026 numbers carry one message across every Smyrna and Vinings segment: prices held up, but buyers went under contract at a noticeably slower pace.

Pending sales fell year over year in all six markets covered in this report, both detached and attached, in 30080, 30082 and 30339. Pending sales are contracts signed but not yet closed, so they're one of the best early signals of where closings are headed this fall.

At the same time, the markets continue to move in different directions. Detached inventory tightened in 30080 but climbed sharply in 30082. Vinings luxury prices kept rising, while 30339 townhomes and condos softened slightly.

That's why ZIP code, neighborhood, property type, price point, condition, competition and pricing strategy matter more than any Metro Atlanta headline.

Here's what the latest September 2026 FMLS data tells us.

30080 Real Estate Market: Smyrna

Single-Family Homes in 30080

The 30080 detached market firmed up in September, with less inventory, faster sales and stronger list-to-sale percentages.

The median sales price was $572,450, up 4.1% from $550,000 one year ago. The average sales price rose 3.4% to $605,580. Year to date, the median stands at $595,000 (up 2.8%), and the average is $624,870 (also up 2.8%).

The bigger shift is on the supply side. Inventory fell 18.3% year over year to 89 homes, down from 101 in August. Months of supply dropped from 3.2 to 2.8 months, the tightest of any segment in this report.

Homes also sold faster. Days on market fell from 43 to 28, and sellers received an average of 98.7% of list price, up from 97.8% last September and 98.0% in August.

The caution flag is new listings and pending sales. Only 39 new listings came on in September, down 40%, and pending sales fell 21.2%. Closed sales were nearly flat at 36 versus 37.

What does this mean for 30080 sellers?

Well-priced single-family homes in 30080 are in a solid position heading into fall.

With fewer competing listings and under three months of supply, buyers have fewer alternatives than they did a month ago. But the drop in pending sales says buyers are still being selective, and they aren't rushing to write offers on homes that miss the mark.

A sharp initial price, strong presentation and a well-timed launch still matter. The improving list-to-sale percentage rewards sellers who get those right.

30080 Townhome & Condo Market

The attached market remains the softest part of the 30080 picture.

Inventory increased 15.2% to 129 attached homes, and months of supply climbed from 4.6 to 5.7 months. Pending sales fell 43.5% year over year, from 23 to 13. Days on market jumped from 38 to 62 days.

The September median sales price was $367,500, up 24.6% from $294,950. Don't read too much into that headline, though. The average sales price actually fell 2.6% to $350,936, which tells us the median jump reflects which homes sold this month rather than broad appreciation.

Year to date, the median attached price is $390,000 (up 9.9%), while the average is $396,221 (down 1.4%). Sellers received 97.4% of list price in September.

What this means

For townhome sellers in 30080, competition is still the story.

At 5.7 months of inventory and with homes averaging 62 days on market, buyers have plenty of options and time to compare. Condition, updates, location within the community, HOA costs, staging, photography and price will decide which homes go under contract and which ones sit.

Know exactly what else your buyer can purchase, and price against that, not against a ZIP-code median.

30082 Real Estate Market: Smyrna

Single-Family Homes in 30082

Inventory is the number to watch in 30082, and it rose again in September.

There were 100 detached homes available, up 33.3% from 75 a year ago and up from 89 in August. Months of supply increased from 3.1 to 4.4 months, now the highest of the three detached markets in this report.

The demand side was quiet. Pending sales fell 66.7%, from 27 to just 9, and closed sales fell 29.2% to 17.

Prices, meanwhile, jumped. The September median sales price was $576,000, up 23.9% from $465,000, and the average rose 21.9% to $637,500. That's a sharp reversal from August, when the median was down 6.3%. With only 17 closings, a few higher-priced sales can move the median significantly.

The year-to-date numbers are the steadier guide: the median is $515,000 (down 1.0%), and the average is $549,129 (up 1.0%). Days on market dropped back to 28 in September, versus 52 in August, and sellers received 98.6% of list price.

What does this mean for 30082 sellers?

Values are essentially flat for the year, but buyers have noticeably more choices than they did a year ago.

With 4.4 months of supply and very few new contracts in September, sellers should expect more competition and closer buyer scrutiny. That doesn't mean every home needs a price cut. It does mean watching your immediate competition closely and responding quickly if showings and feedback are light in the first few weeks.

30082 Townhome & Condo Market

The 30082 attached market is a reminder of why one month's median can mislead.

In August, the attached median jumped 41.9% to $411,500. In September, it was $299,000, which was still up 24.6% from last September's $240,000. The average price rose 20.4% to $307,273.

Neither month means 30082 townhomes swung by more than $100,000. With only 11 closed sales in September, the mix of homes that sold drives the result.

Year to date, the median attached price is $368,000 (down 8.0%), and the average is $344,636 (down 7.1%). Sellers received 97.8% of list price in September, up from 93.3% a year ago.

Supply remains the bright spot for sellers. Inventory fell 32.5% to 27 properties, and months of supply dropped from 5.2 to 3.6 months. New listings were down 33.3%, though pending sales also fell from 6 to 3.

What this means

The takeaway is the same as last month: look at your specific community and recent comparable sales, not the ZIP-code median. Limited inventory works in sellers' favor, but buyers are moving slowly.

30339 Real Estate Market: Vinings & Cumberland

30339 deserves to be analyzed separately because of its significantly different housing mix and price points. FMLS defines this report as including Cumberland and Vinings in Cobb County as well as portions of Atlanta in Fulton County.

Single-Family Homes in 30339

The luxury-oriented detached market continued its strong year on price.

The September median sales price was $1,395,000, up 82.0% from $766,500 last September. The average sales price was approximately $1.62 million, up 51.0%. With only 9 closings this month (versus 4 a year ago), those percentages are exaggerated by the small sample.

The year-to-date figures are more meaningful, and they're still impressive. The median is $1,295,000, up 25.1%, and the average is approximately $1.44 million, up 11.9%. Year-to-date pending sales are up 25.0%, and closed sales are up 38.8%.

Inventory decreased 8.7% to 21 homes, and months of supply fell from 4.1 to 3.5 months. September days on market dropped from 30 to 14.

There are two counterpoints. Only 2 homes went under contract in September, compared with 7 a year ago. And sellers received an average of 96.8% of list price, down from 98.0% last year. Year to date, that figure is 96.7%.

What does this mean for Vinings sellers?

The year has been strong, but pricing discipline still matters.

Vinings buyers are paying more than they did in 2025, yet sellers are still giving up roughly 3% from list price on average. A well-positioned Vinings property can command a substantial price, but sophisticated buyers still respond to value, not aspirational asking prices.

The slow September pending count is worth watching. One month isn't a trend, but it bears monitoring into October.

30339 Townhome & Condo Market

Attached properties in 30339 softened slightly in September.

The median sales price fell 7.4% to $407,500, and the average price fell 3.1% to $425,966. Year to date, prices are essentially flat: the median is $434,000 (down 0.2%), and the average is $465,588 (up 1.8%).

Activity slowed. Pending sales fell 34.8% to 15, closed sales fell 24.1% to 22, and days on market rose from 35 to 47. Sellers received 98.7% of list price.

Inventory remains the challenge. With 138 properties available and 6.1 months of supply, 30339 is still the most inventory-heavy of the attached markets in this report. New listings were up 7.5%, adding to the competition.

For Vinings-area condo and townhome sellers, competition, HOA fees, amenities, building and community condition, and property presentation can have an outsized effect on buyer decisions.

Is Smyrna, GA a Buyer's or Seller's Market?

The best answer in September 2026 is still:

It depends on what you're selling.

Detached homes now range from 2.8 months of supply in 30080 to 4.4 months in 30082, with 30339 at 3.5 months. 30080 leans toward sellers, while 30082 is drifting toward a more balanced market.

Attached properties remain fragmented. 30082 has 3.6 months of supply, while 30080 has 5.7 months and 30339 has 6.1 months.

That's exactly why statements like "Smyrna is a buyer's market" or "Smyrna is still a seller's market" are becoming less useful.

The answer can change by ZIP code, neighborhood, price point and property type.

Leanne's Take: What I'm Watching Heading Into the Holidays

September doesn't point to falling Smyrna values. Year-to-date median prices are up in 30080 and 30339 detached and roughly flat in 30082. What I'm watching instead is buyer momentum.

Pending sales were down year over year in all six segments in this report. Because pending sales lead closings by several weeks, that tells me October and November closing numbers will likely be lighter than last year.

The supply picture is split. 30080 detached inventory tightened, which helps sellers there. 30082 detached inventory has grown for two straight months. And attached inventory in 30080 and 30339 remains elevated at nearly six months or more.

As we move into the slower holiday season, the homes that sell will be the ones that are priced right, show well and stand out against their direct competition.

My advice to sellers heading into late fall is simple:

Don't price your home based on what you hope the market will do. Position it based on what buyers are demonstrating they're willing to do right now.

What Is My Smyrna or Vinings Home Worth?

An online estimate or ZIP-code median is a useful starting point, but it can't account for the characteristics that determine how buyers will perceive your specific home.

When evaluating a property, I look at recent neighborhood sales, pending contracts, active competition, price reductions, days on market, buyer activity, condition, renovations, floor plan, lot, community, HOA considerations, location and current supply.

Market statistics are based on First Multiple Listing Service Local Market Updates for September 2026 and were current as of October 10, 2026. FMLS notes that sales-price figures do not account for concessions or down-payment assistance and that percentage changes can appear extreme when sample sizes are small.
