Tips for Staging:

— Remove all clutter, personal photos, knickknacks and other junk. Cleaning out the clutter just creates so much space, and that’s what people are looking for – space. Doing this will make your home seem bigger and brighter.

— Make the best use of natural light. Make sure the home is making the best use of any sunlight entering the home by lifting shades and opening curtains.

— Always think of getting the ‘wow’ factor as soon as the potential buyer enters the home. Make sure the entry to the home is well designed to keep the buyer wanting to see more.

— Edit furniture and décor and place everything to keep the eye wandering and the flow of the home open. Again it will make your home appear larger and make sure there is nothing obscuring buyers’ eyes from focal points, such as fireplaces and views..

— Make sure each room/space in the home has a defined purpose and is decorated accordingly. Make sure each room is being used for the purpose intended (ex. office is being used as an office) ​​​​​​.

— Don't forget about ‘curb appeal." We painted the front door, added a doormat, rearranged outdoor furniture, added pillows, and flowers to pots.

As in this Highlands Ranch BackCountry home, Angela says it’s important to make sure your home is clean, bright and incorporates a proper flow throughout. In this Backcountry home, Angela stuck with a modern design, accented with pops of yellows, greens and blues against the neutral walls and floors. “I believe the best features of this home were the high coffered ceilings, the many windows for much natural light, the beautiful open floor plan and the many outdoor seating areas to enjoy the home not only inside but outdoors as well,” Angela says.

She says her main job when staging a home to put on the market to sell is to use good techniques and design to help potential buyers see all the possibilities and sellers can get top dollar and a quick sale.

And in any project, whether you’re staging a home for sale or simply giving your home a refresher, it’s important to decide the purpose of each room and to decorate accordingly. This creates an opportunity to declutter and edit out unnecessary items such as furniture that aren’t serving the room’s function.
