Do you know who the best neighborhood expert is?  It's you and here is why and how you can become the expert.

The only real expert can be you.  No real estate agent can give you crime stats, sex offender locations or crazy neighbor stats.  Why?  Because they cannot accurately give you information but must refer you to the sites with the information for you to interpret.  We don’t want to give you inaccurate information and we don’t want to be sued for slander or tarnishing.   Most importantly, no one knows what is important to you and your family and information changes.

"You can ask your real estate agent, landlord, or property manager for advice. However, queries such as "Which neighborhood has the lowest crime?" are off-limits for real estate professionals. Answering such questions may qualify as “steering,” which means discouraging a buyer from a property based on race, national origin, religion, sex, familial status, or disability, and is prohibited by the Fair Housing Act of 1968."

If it seems overwhelming, it doesn’t have to be. The information is at your fingertips. Here are some resources to help you become an expert.  There are often costs involved but some are free.   This is information you need to stay current throughout your home ownership.

Top 3 Websites to Research Neighborhoods

  • Considerations When Selecting Your Neighborhood.

  • NeighborhoodScout: A Powerful Tool for Real Estate Insights.

  • Maptimum: An In-depth Resource for Detailed Local Insights.

  • AreaVibes: Neighborhood Analytics and Real Estate Listings.

Bottom line...no one can truly be a neighborhood expert without knowing all of the details that only you as a buyer and seller can possibly know.   Take the time to get the facts, you will be a stronger buyer, and a stronger homeowner or seller.  Having these facts at your fingertips throughout any transaction puts you in a stronger negotiating position that will hopefully leave you with no regrets.
