What today’s competitive market means for buyers, sellers and long-term value in Somerset Hills and beyond

In a market defined by tight inventory, educated buyers and continued demand across New Jersey’s most desirable towns, real estate remains one of the region’s most resilient long-term investments. For Jennifer Liming, a Somerset Hills-based real estate agent with Turpin Realtors, success in today’s market hinges on preparation, local knowledge and attention to detail.

Liming, a Bernardsville resident and mother, works primarily throughout Somerset Hills while also serving clients across Somerset, Morris, Hunterdon counties and beyond. In 2025, just months after joining Turpin Realtors, she earned the firm’s President’s Club distinction—an internal recognition awarded to agents who surpass significant sales benchmarks.

“It was incredibly rewarding,” Liming says. “It felt good to be recognized by a company that truly values hard work and consistency.”

That consistency matters, particularly in a market that continues to challenge both buyers and sellers. Inventory across Somerset County remains historically low. As of early 2026, several towns reported fewer than two dozen homes actively listed, intensifying competition and keeping pricing strong.

While spring is expected to bring more homes to market, Liming says conditions will remain competitive.

“We will see more inventory as the weather improves, but buyer demand is still very high,” she stresses. “Well-priced homes in desirable towns are continuing to sell quickly, often at or above asking.”

From an investment standpoint, location remains paramount. Liming points to Somerset Hills towns for their walkability, schools, community culture and access to New York City.

“We’re seeing many buyers returning to the area—people who grew up here, moved to Hoboken or New York City and are now coming back to raise families,” she notes. “That kind of demand supports long-term value.”

Accessibility remains a key driver, with proximity to highways and transit playing a major role in purchasing decisions. Buyers today, Liming notes, are also more informed than ever.

“They’ve done their homework long before they ever walk through the door,” she says. “They understand the market, the nuances of the neighborhood, and how homes truly compare. That means they expect transparency and real expertise from the very beginning.”

For buyers entering the market, preparation is essential. Liming emphasizes understanding contract terms, inspections and appraisal conditions before submitting an offer.

“Homes are still moving fast,” she says. “You need to know what you’re comfortable with ahead of time so you can act confidently.”

Sellers, meanwhile, should view their homes not just as residences, but as investment assets. Small maintenance decisions—curb appeal, updated systems and proper staging—can have an outsized impact on final sale price.

“You only get one first impression,” Liming shares. “From the moment a buyer sees a listing online, everything matters.”

She advises homeowners to stay ahead of maintenance long before listing, from servicing HVAC systems to addressing exterior details. Decluttering and staging, she added, have become nonnegotiable in premium markets.

“Buyers will pay more for homes that feel turnkey,” she notes. “Even if updates aren’t top-of-the-line, clean, well-presented spaces perform better.”

Looking ahead, Liming sees real estate continuing to be a strong long-term investment in New Jersey’s established communities. For her own business, the focus remains on growth rooted in service.

“I want my clients to feel heard and supported, whether we see one home or 100,” she explains. “This is a major financial and emotional investment, and my job is to make sure they feel confident every step of the way.”

In a market where numbers matter, Liming believes trust still drives results.

“At the end of the day,” she emphasizes, “people want someone who’s honest, prepared and truly invested in their success.”
