Why Home Staging Works

Linden Creek experts explain how home staging improves buyer interest and connection

With over twenty-five years of combined experience in the real estate industry, Nicole Shipman and Camee Ponder-Pearce bring staging expertise to Linden Creek that is grounded in understanding local markets and knowing what buyers look for in a prospective home. In the current real estate market where sellers outnumber buyers, staging a home makes all the difference. “Staged homes sell 88% faster than homes not staged,” shares Nicole. “We also know that buyers spend an average of six minutes in a vacant home and forty minutes in a staged home. Staging a home helps buyers emotionally connect with the space and visualize themselves living there.”

Linden Creek offers professional home staging services, including vacant staging, occupied staging, photo-prep, and inventory purchase. Whether it is fully furnishing and staging a vacant property or intentionally refreshing and styling a home with current furnishings, having a professional stager overseeing the details ensures that a home aligns with buyer expectations. “We understand the pressure to sell quickly and at the right price. That’s why we specialize in strategic, design-driven staging that helps elevate your listing and increase its perceived value,” says Nicole. “With inventory sourced from premier vendors trusted by the design industry, every piece is chosen to highlight your home’s best features. The result is a presentation that photographs beautifully, connects with buyers faster, and inspires confident offers.”

For the biggest impact, Nicole and Camee prioritize staging the living room, kitchen, primary bedroom, and any room that can be seen when you walk into the front entryway. “That may include a dining room, office, or even the back porch if there is a straight line of sight through the home,” says Camee. “You also want to stage any room that could be confusing or could be used as a flex space. Recently, we staged a giant bonus room upstairs that could have been used three or four different ways. We showcased it as a playroom.”

When a room is vacant, buyers often have trouble visualizing how to utilize the space well and what to put in the space. “As a buyer, you’re thinking about this beautiful home you want to buy, but you're also wondering what kind and how much furniture the space will hold,” says Nicole. “We can present that space and show buyers how they could use the space, even if it is not the exact layout they want. Staging helps them see where a table may fit in one space or a couch in another. It helps people connect with the home and see the possibilities.”

In an older home with established décor, having a professional eye to declutter the space, refresh décor, and rearrange furniture showcases a room’s potential. “The way you present the décor you have matters,” explains Camee. “If a buyer is looking at four or five similar houses, refreshed décor, paint, or newer furniture is eye catching to them. It helps the possibilities of the space become more realistic.”

Investing in professional staging often yields rewards with a quicker sale at a higher price point. “These days we’re seeing a lot of price reductions. Many sellers do not realize that staging is usually less than a price reduction,” says Camee. “So, if you've already built a possible reduction into your price, you're better off paying for staging because it increases the likelihood that you will get asking price for your home.”
