Kirkland Urban co-developers, Ryan Companies and Talon Private Capital, redeveloped Kirkland Parkplace from an outdated shopping center, into a lively, integrated, mixed-use development. Kirkland Urban reflects and celebrates the evolution of the community—balancing the need for growth and economic opportunity without sacrificing its small-town roots.

Kirkland Urban phase I is a one million+ square foot, mixed-use development that is changing the fabric of Kirkland. Both a home and a destination, Kirkland Urban incorporates the best of the waterfront community, combining an authentic, neighborhood feel with urban energy. Now complete, the first phase of the multi-phase project was built by Ryan Companies and includes two office buildings, three retail buildings, a multifamily building and an abundance of open public spaces and parking options. 

The mixed-use property features a well-curated shopping experience as well as dozens of restaurants and bars. Workers, residents and visitors have an anchor grocer with QFC, which contains a Q20 pub with rotating beer taps, an in-store pizzeria; , Tutta Bella, and a Starbucks. The following shops or restaurants are either open now or plan to open at Kirkland Urban: Shake Shack, Lounge by Topgolf, Mud Bay, Plantiful, Power Hour 360, Mosaic Salon, Chainline Brewing Company, Restore Cryotherapy, Evergreens, Levue Nail Lounge, Vinason Pho & Grill, Bright Horizons Childcare, AT&T, First Tech Bank, Caffe Ladro, Purple, Dough Zone, First Tech Bank and Soi. The multifamily building, Uptown, is located at the prominent Northeast corner of the development and includes 185 units. Residents of Uptown at Kirkland Urban enjoy the surrounding amenities and those within Uptown including a rooftop terrace, lounge, bike storage and personal storage, bike workstation, 24-hour fitness center, conference/meeting room and pet accommodations. Balconies allow for a stronger connection to nature – especially in those select units with a view of Lake Washington. 

There is also a central pedestrian plaza providing outdoor gathering spaces and access to street-level retail and premium concierge service available to facilitate day-to-day tasks for employees, guests and residents. The plaza provides vehicle access and parking to support the office and retail tenants, while providing a traffic calming and pedestrian activated space. Significant below-grade parking is available to accommodate the demands of the project as well. 

The Kirkland Urban site is framed between Central Avenue and Kirkland Way, west of 6th Street. Residents, visitors, and employees have immediate access to Peter Kirk Park on the west edge of the property, as well as the civic campus that includes the Kirkland Library, the Community Center, Senior Center, Teen Union and Kirkland Performance Center.

By incorporating public plazas and the public jewel that is Peter Kirk Park, Kirkland Urban also connects the Kirkland CBD from 6th Street to the water. The community will also be forever altered by the public spaces at Kirkland Urban which allow for a broad range of uses including concerts, art walks, restaurant weeks and other events all in a walkable, compact destination—just minutes from Lake Washington.

Former mayor of Kirkland, Amy Walen, described the impact of Kirkland Urban on the community: “Our quality of life is our economic development strategy, and this project achieves that. This does everything for us, and it’s an incredible opportunity for the city. It’s going to be a jewel of the region!”  Her words encapsulate the overarching goals of the project, which the team has achieved – create interconnectivity within Kirkland and the surrounding area and strengthen economic growth. 

Currently, phase II, a 285,000-square-foot office building with a movie theater and retail on the ground floor above two levels of additional parking garage area is under construction. Phase III, a 270,000 square foot office building above a 30,000 square foot retail/entertainment space on the ground floor above two levels of additional parking garage area expected to start construction summer of 2020.

Kirkland Urban is the largest private development in Kirkland and the completion of phase I realizes a vision that was laid out over a decade ago. With over twenty retailers, 400,000 square feet of office for 3,000 workers, 1,700 parking spaces and homes for 185 new residents, the project continues to build and sustain the growth of Kirkland.
