Be a Smart Buyer in a "Seller's Market"

Potential buyers in the hot Austin real estate market are often told that there is no inventory, or that they have missed the window of opportunity because this is a seller’s market. Market conditions are just a reference to supply and demand, not a mandate about winners in a transaction.

The buying process has become more sophisticated requiring buyers to be intentional about house hunting. A clear understanding of how to locate the ideal property as well as how to make an appealing offer is more important than ever.  This is where I can help!  I am in constant contact with other agents, builders, remodelers and clients who are buying and selling.  As a realtor, I spend my days reviewing information about houses that may soon be coming to market. On a typical weekend, I preview multiple broker open houses in many different neighborhoods, just for fun! This is my passion! My daily conversations, emails and texts are discussions with buyers, sellers and other real estate professionals. I can guide you through the complexities of earnest money, option timing, financing options, appraisals, surveys, contingencies, and potential leasebacks—all of which are essential components of a savvy offer. Current market fundamentals still support the purchase of Austin residential real estate as a sound investment.  With new demand still on the rise, the strength of the Austin real estate market is likely to continue. Employers and homeowners have more choices than ever when choosing where to live and work, often measuring Austin against Denver, Portland, Nashville and Charlotte. The median price of a home in Austin still compares favorably.  We’re considerably cheaper than Denver and Portland, while only a bit more expensive than Charlotte or Nashville. The Austin economy continues to be fueled by strong job growth from a wide array of industries including car producers, technology giants, medical equipment manufacturers and consumer products companies. Austin has growing room but is still comparatively affordable. Record low interest rates contribute to the appeal of buying now.
