Careful sustainability plus stylish functionality were strategically balanced as equal components when creating 2016-2017 site plans to build the unique New Hope estate at 48 Street Road, now on the market as represented by Jay Spaziano Real Estate in Washington Crossing.
Homeowners of this bespoke manor and Bucks County natives Brian and Mahria Morris undertook a two-year journey while developing from scratch what's considered a trend-setting eco-home born out of the desire for harmony with the land as well as family values.
"We wanted to lean into natural materials and energy-efficient practices while planning an oasis for our extended family," recalls Brian, a professional construction engineer and CFO/COO. "We even studied natural tree lines and where to place buildings on the property according to where the sun comes up."
Mahria, a social worker, master gardener and recently credentialed horticultural therapist, adds, "We also wanted to be good stewards of the land while planning for windows that enhanced natural light. So we put a lot of effort into solar options and being as green as we could be in a house of this size."
They say they also wanted to create privacy while still protecting the openness offered inside the home that was inspired by "Frank Lloyd Wright-ish" signature aesthetics, known as organic architecture. "It's big but cozy. We felt encased but not confined, like we had our own healthy ecosystem nestled in the land and surrounding plants," the couple quickly adds.
"The property has been an excellent place for our whole family, with our nieces and nephews sometimes spending a good part of summers at the residence. At times, there were 20-50 of us at the house altogether," explains Brian.
The property also was home to Brian's parents in the guest house.
On the back side of the property, Mahria replaced diseased ash trees with new trees, shrubs and perennials, plus established a large peony field during 2025, because "peonies live for a hundred years, and are low maintenance, deer resistant and not a water hog."
As Mahria and Brian now plan their downsizing for the next phase in their lives, they purchased another property with an 1850 farmhouse.
"We're working on a modern home masterplan that's based in restoration, preservation and conservation. We're eliminating the additions on the farmhouse to return it more to its origins. We think of it as creating a contemporary Craftsman style of home," Brian confirms, indicating they're new project impetus is The Gamble House, a historic American Craftsman landmark home in Pasadena, California, which was designed in 1908 by Pasadena architects, Greene & Greene as the winter residence for David and Mary Gamble. The home is listed on the National Register of Historic Places.
Mahria concludes, "It's been a decade of creating memories (at Street Road), and now that our kids are older, they're building their own lives. It's time for a new space for us and for some other family to enjoy the property, hopefully as much as we did. It's a great gathering place, one for building community and for entertaining. We hope it inspires another generation to love it in the future."
