Right-Sizing: Leanne Sotak Helps Families Find the Perfect Home for Their Next Chapter

We sat down with Leanne Sotak, realtor with Berkshire Hathaway Ambassador Real Estate, to talk about “right-sizing,” especially in a community like Papillion where residents rarely want to leave. For more than two decades, Leanne has helped buyers and sellers navigate one of life’s biggest decisions: finding the right place to call home through every stage of homeownership.

“We’re all always going through a ‘right-sizing’ process, whether you’re starting your own family, you’re a first-time homebuyer, or trying to find the right-sized home to fit your current needs,” Leanne says. “It just depends on what phase—new homeowner, experienced homeowner, or retired homeowner. I’ve been through all three, so I get it. When life changes, set your priorities.”

The concept of right-sizing shifts the focus away from simply moving into a smaller home. Instead, it’s about finding a home that aligns with the demands of a current lifestyle, priorities, and goals. As families grow, needs change. A young couple may be searching for their first home. Parents may want more space, better access to parks and trails, or proximity to schools and activities. Empty nesters may be looking for less maintenance while staying connected to the community they love. Of course, practical considerations matter too. In today’s market, affordability often plays a major role in housing decisions.

"A lot of decisions on right-sizing have to do with affordability, budget, or size, especially in the last few years,” Leanne says. “Taxes play a part too. If you’re looking in a newer subdivision, you’re going to pay higher taxes. In existing neighborhoods, taxes will be a little lower.”

Fortunately, right-sizing in Papillion offers plenty of possibilities. Founded in the 1870s as a railroad stop, Papillion has grown into one of the metro area's most sought-after communities while maintaining the welcoming atmosphere that residents cherish. Its combination of neighborhood charm, beautiful parks, walking trails, thriving businesses, and convenient access to Omaha continues to attract newcomers and longtime residents alike.     

“Papillion is truly a community where you can walk down the street, and no matter where you go, you find comfort in seeing someone you know,” Leanne says. “I think that plays a big part in why people choose to live here. It’s a smaller community environment, but we’re close to all the big city amenities. You can go downtown (Omaha) and see a show, a baseball game, and have a great dinner and entertainment. In fifteen minutes, you drive back home and see your safe, comfy community neighborhood. We have the best of both worlds, and residents see that.”

That sense of belonging is often what keeps people in Papillion, even when they decide it’s time for a new home. “It’s that feeling you get when you drive into Papillion, and you just can’t replicate it anywhere else,” Leanne says.

She sees it especially with buyers relocating from other states. Many arrive after researching communities online, only to discover that Papillion exceeds their expectations in person.

“When they come here, they love it,” she says. “It’s one of those things that you can’t describe in words. They just feel it when they drive around and see all the beautiful parks, trails, people holding hands as they walk around the lake, and people walking their dogs. It’s picturesque, almost a Hallmark movie feel.”

Her best advice? Don’t base any decision on emotional reasons, although that’s part of the process. Explore your finances first and then explore your Papillion dream home.
