Great flow for entertaining
“When we first walked through the house, my client didn’t see it,” says Hillary Hamilton, a design-savvy realtor with Briggs Freeman. She studied interior design and has been designing, remodeling and building homes her entire career. It took some convincing to get her client to visit the house again for a chance to envision the potential changes that Hillary saw. No matter what a property looks like at the start, this keen eye helps her find the perfect homes for her clients.
“The house is so solidly built. Because of the bones itself, it could go from being a blank slate to evolving into a home that is elegant and beautiful.” says Hillary.
The family of five was looking for a larger house, still within Park Cities, with more yard space. Once they were able to see what potential the house had, they got to work on making it their own. The layout is the perfect blend of open concept and privacy.
Open concept houses are perfect for entertaining. Flow from the kitchen to the den is great for when family members are preparing dinner and want to chat. Being able to easily pass from the living room to the dining room is essential for larger gatherings. But the great part of this open concept is that each individual space still provides privacy for when an escape or quiet time is needed. It was important to the client, because of their teenage children, to have separate spaces for for tv viewing and entertaining, and this home fulfilled that need.
This property is very comfortable for a family because of the community spaces within the house. Everyone has their own independence,” Hillary says of the floorplan. “Overall, this is one of my favorite recent houses I’ve been involved with because of the transformation. If you can get that house for the right price, you can make it spectacular and your own. Many people can’t see that up front.”
The new colors and designs give the house a lot of depth and interest. Nothing in the house is commonplace or expected. In the study, a wall that was previously stone now features deep teal built-ins that add so much character.
“A lot of times, I like to get a storyboard from my clients as the process starts,” says Hillary. This helps her be the best advocate for them. If she can understand their vision, she will find them that special house with great bones and unlimited potential.
