One of the most important parts of my job is helping clients understand the financial health and condition of the association behind the condo they want to buy. Recent changes and increased lender scrutiny have made this more important than ever. Many conventional mortgages must meet lender guidelines and lenders are paying closer attention to condominium associations, including financial reserves, master insurance coverage, deferred maintenance, special assessments, structural concerns, and critical repairs.

What many buyers don’t realize is that you can have excellent credit, strong income, and a substantial down payment and still encounter financing problems because the condo project may not meet Fannie Mae or Freddie Mac eligibility requirements.

I encourage my clients to investigate the association early to understand and find any issues that could affect financing. A beautiful unit can present challenges if the association has financial, insurance, or property-condition concerns.

Here are three important things to consider before implementing AI 

  1. Map out where your data lives: You can’t fix what you can’t find.
  2. Automate a single task, not many, to build momentum.
  3. Build a feedback loop: Measure, adjust, repeat on a schedule.
