What's the real estate market like in Johnson County right now? Is it a buyer's or seller's market?
The market has shifted into a more balanced, buyer-leaning environment. For several years, historically low interest rates fueled an exceptionally competitive seller’s market, often driving prices well beyond asking.
Today, higher rates have naturally slowed that pace. Many homeowners who secured rates in the low two-percent range are choosing to stay in place rather than move into higher financing costs. The result is a market defined by intention, strategy, and opportunity, particularly for well-prepared buyers.
What does inventory look like right now?
Inventory remains limited, but quality is the true differentiator. Homes that are thoughtfully updated, beautifully presented, and priced with precision continue to attract immediate attention.
Conversely, properties that require even modest cosmetic improvements tend to linger. Today’s buyers place a premium on turnkey living and are far less inclined to take on projects, even when the fixes are relatively minor.
What features are today’s buyers prioritizing most?
Buyers continue to gravitate toward open, light-filled floor plans with a clean, timeless aesthetic. Neutral palettes, lighter flooring, architectural elements such as wood beams, and cohesive finishes remain highly desirable. The overall trend favors refined simplicity and spaces that feel elevated yet livable.
How do you prepare a home for market at this level?
Preparation is everything. My team and I focus on creating a home that feels effortless and move-in ready. Well-positioned homes average around 30 to 45 days, although exceptional properties often sell much more quickly.
Which price points are seeing the most activity?
In Johnson County, the $500,000 to $800,000 range currently represents the most active segment of the market, with strong buyer demand and consistent sales activity.
What advice do you offer buyers before they begin their search?
