Is 2025 going to be a good time to buy a house? Why?
"I believe we'll see more homes in all price ranges hit the market. As sellers are more confident that they can find a home that fits their needs, we'll see the inventory of homes for sale increase. Buyers will have a bigger selection of homes to choose from. More homes allow more buyers to achieve homeownership. While it will still remain a sellers market, we'll see more happy buyers and sellers."
How do you help your clients get ready for home purchases?
"The first step in buying a home is to find your 'buying power,' meaning what can you afford to purchase. Talk to a lender or financial adviser to get preapproved. We assist you with looking within that price range. It's hard if you look in higher ranges to find your dream home in a lower range. If a home is priced correctly, you'll see upgrades in each price range differ. Location, condition, upgrades will set the list price. The market will deem the selling price. Of course there are some side notes to that, age and how the trends have changed can affect pricing of a home."
With homebuying, how do you help clients understand needs versus wants?
"We help figure out what someone really 'must' have in a home by making a list. Can you get what you say you need in the price range that your lender has pre-approved you in? If not, it's time to align what are the most important factors. Homebuyers who do this right away won't miss homes that could be good options because they're searching for a property that may not be in an affordable price range. Knowing the difference between a what and need is something we as professionals help our clients with. It's super important when looking at homes."
