Early each morning, bolstered with tea in a Union Jack flag mug, a local Realtor searches the area MLS to find homes that match her clients' preferences. Broker Colleen Evanchik, owner of Royale Homes real estate agency based in Washington Crossing, says she delights in then immediately notifying clients about those listing possibilities.
By serving both homebuyers and sellers, Colleen was formerly affiliated with RE/MAX Total until she launched her own boutique real estate brokerage during this past December. She has extensive experience in the 55-plus housing market.
As a self-professed 'people' person, Colleen admits she also loves to show homes. "And when we list a home, we often get to help the sellers organize their move, which can sometimes seem overwhelming to them," she adds.
This Royale team's overall approach to real estate results stems from their team motto: Serving the community with honesty and integrity, wit and wisdom. Colleen confirms, "We do feel we are here to be of service."
Colleen, of Washington Crossing, is a graduate of the Real Estate Institute (GRI); has earned the Certified New Home Sales Professional (CSP); is an Accredited Buyer Representative (ABR); and has a broker’s license in both Pennsylvania and New Jersey. She is also a member of the Institute for Luxury Home Marketing. While she was born in Great Britain, she has resided with her family in the Yardley and Washington Crossing area for 40-plus years.
Colleen's daughter, Realtor Tanya Evanchik, previously was a senior sales associate in new construction for a national building company and after 12 years joined the family's real estate team. She resides in Yardley.
Realtor Joe Maher also supports the Evanchik team, bringing his notable expertise in heating, cooling, plumbing and electrical matters.
All three team members are licensed real estate agents in both Pennsylvania and New Jersey. They primarily serve Bucks and Montgomery Counties in Pennsylvania, in addition to Mercer, Burlington and Hunterdon Counties in New Jersey.
Notably, the Bucks County housing market opened 2026 with steady activity, balanced conditions and continued price strength, offering opportunities for both buyers and sellers, according to the latest data from Bucks County Association of Realtors (BCAR) staffers. The median sold price for residential properties in the BCAR market area was $500,000 in January, reflecting a 2% decrease from December while still showing a 1% increase compared to January 2025.
However, Colleen says it's ultra important to understand each client's different needs because buying and selling a home is a lot more than bricks and mortar. "The process can sometimes be daunting, so we try to lessen stress. As an example, we sell many homes in our local 55-plus community, and offer to help by coordinating the cleanout, if necessary."
Regarding the 2026 real estate market, Colleen shares that most of their house purchase transactions the past few years have been 'cash.' Industry statistics support that trend. Nearly one in three U.S. homes was bought entirely with cash during the first half of 2025, according to an analysis done by Realtor.com staffers. The report, released in October 2025, also analyzes how cash sales are shaping local real estate markets across America, including equity-rich households, investors and second-home purchasers.
An all-cash house purchase traditionally is a real estate transaction where buyers purchase a property outright using their own, readily available funds, rather than securing a mortgage loan. Buyers typically provide proof, such as bank statements, to sellers showing they have the full purchase price available. This approach signifies a faster, streamlined closing process for sellers, sometimes involving wire transfers for the full amount. Buyers then save on lender-related closing costs, such as loan origination fees
Colleen says as a team, they are able to offer a more personal approach to real estate. "We obviously sell real estate for a living, but we do not only consider the financial rewards; rather our reward is making people happy. Whether buying or selling a cozy condo or a mansion, our clients are treated like royalty!"
