No city is perfect, but Frisco comes close, concludes Levi Lascsak and Travis Plumb, Realtors and founders of Living In Dallas Texas Team -- a leading real estate group who's established a popular, client-beneficial niche via YouTube's online platform.

"Frisco's growing every day as more and more people realize all the talk about it isn’t just hype. It's really an ideal place to live, and the pros outweigh the cons by a longshot," assures team lead Levi.

Whether relocating clients throughout the region or assisting with homeowners new to Texas, this LIDT real estate team offers free strategy calls and plenty of facts to help buyers and sellers make informed decisions in this currently fast-paced, competitive market.

"It’s important to have a plan and process in place, all the way down to the smallest detail," Levi says. "We try to make all our clients' moving experiences as smooth as possible."

For those seeking to relocate, this real estate team offers detailed synposes of communities within counties of Collin, Dallas, Denton, Kaufman and Rockwell. For example, their guide for Collin County contains information about local median home values, demographics, estimated property tax rates, popular entertainment venues, schools, restaurants and distances to airports or other metropolitan destinations. They include tidbits about 'what locals say' regarding each city, as well.

Levi says the local real estate market is still active and maintaining steam, citing the housing appreciation rate was up 9.8% within Collin County in January 2023 to January 2022 comparison. "Sellers are still getting multiple offers on homes that are reasonably priced. Cash and the highest prices still get most of the attention in offers, however, some are equally interested in selling to a military veteran or having their home go to a good family," he states.

One marketing differentiator helps Levi and Travis stand out in a major way. Their team of a baker's dozen produces a professional, helpful real estate channel on YouTube with more than 20,000 subscribers: YouTube.com/@LIVINGINDALLAS.

They draw attention to their listing regions by demonstrating to people what it's really like to be on the ground in specific pockets, an aspect spot-on helpful to homebuyers from other parts of Texas or from out-of-state. "We literally show them through videos the house that's next door to or what's across the street from the property on the market. Where the playgrounds and restaurants are. In essence, we walk them through the reality of neighborhoods," Levi explains.

"One of our top listings got 70,000 views," he adds.

During 2022, Levi says they closed 154 housing deals on YouTube alone.

For those already living near their listings but seeking to make a move, he says their in-town, home tour videos are advantageous. "We show how a home really looks, and we showcase it looking its best. We found these videos are truly appreciated by those who get emotionally attached to their houses, because they save them as remembrance pieces," he adds.

A third LIDT video component that gets attention is their map-driven ones, during which they provide personal updates to locations or traffic-related elements that have changed since the last time online maps were corrected.

Once housing closures occur, Levi says they check with clients at 30-, 60- and 90-day intervals.

Travis adds that the LIDT team can provide a complimentary home evaluation for those preparing to put their houses and properties on the market. He adds that they have two client appreciation events each year, one in spring and one in the fall, celebrating with games, food and camaraderie.

Know anyone hoping to move to Frisco or elsewhere within the Dallas-Fort Worth area? Considered one of the best places to live in America by Money magazine, Frisco is popular for many reasons. LIDT team members are planning to start featuring their clients on their YouTube videos to share their journeys while navigating their searches with and through the team. Levi says these will be in a docu-series style.

Travis Plumb and the Living In Dallas team were truly exceptional. I watched Travis and Levi on YouTube that was focused on moving to the Dallas area. I was impressed with their level of knowledge and the amount of data they had about the market. It was a no-brainer for me to work with them since I was set on buying in Dallas and I’m so thankful I did.
