Jeff Lottmann Group Joyfully And Skillfully Unites People And Properties

Inventory and interest rates will be pivotal real estate factors during 2025, asserts Jeff Lottmann, St. Louis Realtor and Compass global real estate advisor.

"I was selling luxury properties before luxury was cool. Luxury is a different animal; it requires many skills," Jeff quips. "Homeowners in the ultra-luxury market also are looking for the best returns on their property investments, if and when they sell those properties."

Jeff began his career in real estate as an investor. "I saw the opportunity to combine my passion for the industry with my business acumen, so in 2002, I founded Jeff Lottmann Group in St. Louis. Through word-of-mouth referrals from happy clients, the firm quickly became a standout among luxury real estate agencies in West St. Louis County," he says. 

Specifically, Jeff, with his son, Chase Lottmann heading their refresh/renovation division, focus on listings in Chesterfield, Town and Country, Wildwood, Ballwin, Clarkson Valley and other portions of St. Louis. 

"Consumer confidence is rising, and we're hoping more St. Louis housing inventory becomes available, especially for those seeking to downsize or relocate. However, when people downsize within the St. Louis region, they still want to have very nice, luxury-like amenities. We need more new construction in that segment," Jeff explains. 

Jeff and Chase work with the visionary technology platform, marketing tools and reputation benefits provided by New York City-headquartered Compass, the country's largest independent real estate brokerage. 

"We've always done helpful home valuations for monetary-related analyses. Through Compass technology, we also offer the 'Private Exclusive' premarket service, or off-market listing, where we share property details directly with our fellow Compass agents and clients on a national and global basis. This means properties won't appear on public home search websites, allowing sellers to control who sees their home while still gaining exposure to top Compass agents," Jeff says. 

"Private Exclusive is essentially a modern version of a pocket listing, and it helps identify qualified buyers. It allows sellers to start gauging market interest before officially listing their property on the open market."

Networking with other Compass agents allows them to work together on behalf of associated homebuyers and sellers whenever it makes sense, he adds. 

In 2021, the Jeff Lottmann Group expanded into the competitive luxury Dallas real estate market.

"I expect 2025 to be a really good real estate year, but St. Louis does need more new-build inventory so homeowners don't overbuild in their current locations, losing some of their selling power. However, resale inventory also is needed because buyers are still seeking more move-in ready properties," he says.
