New Look for a New Owner

New Hope Realty Group showcases their staging transformation on a Gann Ranch home.

Real estate agents find that there are many benefits to staging a home. But at the top of the list is that it makes it easier for buyers to see themselves living in that space. Staging is marketing in its purest form, and marketing is all about fostering an emotional connection. After all, when the house is empty, it appears characterless. It needs to look move-in ready, with the help of furniture and accessories, so that the prospective buyer can truly feel the warmth that it could bring.

New Hope Realty Group set out to accomplish exactly this with their 1,868 square foot house on East Gann Hill Drive. It’s a beautiful two-story home that backs up to the greenbelt. Having been built in 1986, it was due time for the property to receive a renovation. The stager set out to make each room appear even more updated than it actually was. It took her approximately seven hours to complete the project.

MAKING THE SALE

With its three bedrooms and two bathrooms, this Gann Ranch property is perfect for a single family. Children will be able to attend school in the Leander Independent School District, as well as enjoy the playscape and pool at the nearby Veterans Memorial Park. New Hope Realty Group was able to close on the property in just over a month.

“I was the listing agent and owner of this home. It was an investment property for us,” says Realtor® Kristi Ice Smith. “It sold during the height of the market for more than $106,000 over the asking price.”

One focus for New Hope Realty Group was the open concept living and dining area. Considering the breakfast bar and wet bar built into the staircase, these spaces work especially well for those that entertain. The goal during decorating was to further highlight these memorable additions.

“I knew that it was going to be super important to stage it in a very liveable format. The stager took each space into consideration and showcased them perfectly,” says Smith. “This home had a super unique layout, and she captured all of the best features. It was so very inviting—you just wanted to sit down!”
