Adding A New F In DFW

'Living In Dallas' Co-Founders Proclaim Frisco Part Of Dallas Fort Worth Region

Realtor Levi Lascsak, co-founder of Living In Dallas YouTube channel, asserts the DFW metro's future is in Frisco.

"The hub of North Texas is shifting north, and that means Frisco, as in DFFW," Levi adds. "Our channel is called Living in Dallas, Texas, but yet 99% of our clients want to live in the Frisco region."

Levi personally analyzes the area after recently relocating himself to Prosper. "I think schools are big on everyone's list," he states. "We’re seeing a huge demand for new construction right now; the millennials are the largest buying population currently and it seems like they want all new construction."

He jokes: "We’ll probably be merged with Oklahoma before you know it!"

At least 164 companies moved to Texas between 2020 and 2023, according to Forbes cited statistics. Before that, more than 25,000 establishments relocated to Texas between 2010 to 2019. Presently, 55 of the Fortune 500 companies are headquartered in Texas, the most of any state, according to a study conducted by CBRE, a global commercial real estate services and investment firm. Dozens of high-profile corporations, such as Charles Schwab, settled north of the Metroplex. Levi says those company's officials are really relocating to the Frisco/Plano area, often due to State Highway 121 being a main corridor sought out.

Levi says he truly believes Frisco is the new hub of Dallas. "We’ve always talked about DFW. I would say it’s going to become DFFW, which is Dallas, Frisco, Fort Worth. You come to Prosper, Melissa, Anna, Celina, you can kind of move an extra 5 or 10 minutes out of town and save $50,000 or $100,000 on a house," he adds.

He says the Frisco region really represents a buyers’ market because sellers are willing to negotiate, the builders are willing to negotiate and there are still some incentives in play. He says just adding a one percentage point drop in mortgage rates recently caused demand to come back into the market.

Levi and his business partner, Travis Plumb, go live every Tuesday on YouTube to answer real estate questions.

"These folks mean serious business and stand true to their word in saying that they move fast and get you a house in the toughest of markets. I am their customer for life," states Syed “Ashar” Ali, a Living In Dallas recent client.
