The Hills of Leawood are ready for YOU with homesites going fast in Leawood’s latest and final development.

Living in Leawood just got even better. The last remaining new home development location available in the city is now open, and it was worth the wait. This latest luxury community from award-winning residential developers Saul Ellis and Mark Simpson is located at 151st Street east of Mission Road and overlooks the beautiful adjacent 115-acre IronWoods Park.

“The Hills of Leawood is ideally positioned within the heart of everything, yet private and serene in its innovative rolling hills land plan design,” says Danette Baker, community manager and onsite Reece Nichols real estate agent. “Plus, these homes are situated atop the hills at some of the highest points in Leawood, so the views are incredible.”

Features include walkout luxury homesites and large estate lots with private gated access to the Park’s amphitheater, Nature Center and Lodge Event Center, along with over two miles of paved hiking and biking trails, and a pool and pavilion to open next year.

“From the 100-foot-wide entry waterfall with its blue heron sculpture to its welcoming hardwood tree-lined boulevard, sparkling pond and five shimmering waterfalls, this impressive custom neighborhood is masterfully created but still affords the Hills homeowners a feeling of privacy and tranquility,” Baker states, adding that of the 70 total homesites, 35 percent have already sold.

“We’ve had a very positive response and been incredibly busy,” she adds. “Almost all our lots have been purchased by our preferred upscale builders, but a few are available for those who choose to bring in their own custom builder. We have large lots open to all design styles from contemporary and modern to farmhouse, craftsman, new prairie, etc. Most people assume we have a model row to replicate from, but these homes are truly custom and unique. Today’s buyer is often looking for that originality.”

Homesites are divided into manors and estates, with maintenance-free villas potentially coming this summer. Manors start in the upper $700,000s and estates start at $1 million. Baker says that to date, buyers have been equally divided between empty-nesters and families attracted to the Blue Valley School District.

“The Hills of Leawood is five minutes from anything you would want or need,” Baker says. “In addition to the amenities of IronWoods, it’s close to the commercial districts at State Line & 135th St. as well as Bluhawk in Overland Park.”

Several Hills of Leawood homes will be featured at the Home Builders’ Association spring parade of homes tour scheduled for April 24-May 9, 2021, but with the coming busy spring selling season, interested buyers should call soon at 913-76HILLS or visit Hillsofleawood.com.
