What should sellers in the Park Cities area expect in the next few months?

The hardest part for sellers pulling the trigger to put their homes on the market is the age-old question of “but where will I go?” This market is one that gives sellers the luxury of time. We are seeing longer leasebacks for sellers to have the time to find a new home. The first impression is everything in this market, as most buyers are finding their homes online and purchasing without stepping foot in the door. The time to sell is now!

What should buyers in the Park Cities area expect in the next few months?

Inventory in the Park Cities is very low right now and, in my opinion, will continue to be low this year, which will increase prices. I foresee buyers competing with many others in the offering period. Currently, there are only three homes listed in the MLS in the Park Cities under $2 million. I have been a Park Cities resident since 2006 and I have never seen inventory this limited.

What real estate trends are you expecting to see through the summer?

Basically, there are no more seasons in real estate. It’s crazy busy year-round. The demand in North Texas is sky high and that’s exciting to be a part of. But this kind of market is not for everyone. You have to have the stomach for it. If it’s not for you, don’t fret. Keep saving and watching and when it’s right for you, then jump in. We always advise people to do what’s best for them and their personality.
