To handle each unique remodeling project, the Duke Renovations process begins with an in-home consultation. Jeff says meeting with clients in their own space allows the team to understand clients' visions firsthand while evaluating the home's existing conditions. He adds that after scoping the exact space, a preliminary budget range is provided to determine any scope adjustments and next steps. Once clients proceed, a Professional Services Agreement is established regarding architectural design, associated fees and an initial deposit.
Jeff says detailed field measurements of the home are taken. Once initial designs are complete, they are reviewed with client for feedback. Finalized and approved designs are converted into detailed construction drawings that serve as the foundation for accurate pricing.
Jeff adds that bids are solicited from multiple trusted trade partners so a comprehensive
proposal can be presented to clients to outline the project scope, specifications and investment. A construction agreement follows, after which a dedicated project manager is assigned to the renovation. That manager conduct a pre-construction meeting with trade partners to coordinate schedules and establish expectations before work begins.
Simultaneously, the team works with clients to finalize all finishes, fixtures, appliances and material selections.
"Communication remains a priority throughout projects. Clients receive weekly progress updates along with a two-week look-ahead schedule, so they always know what to expect. Milestone walkthroughs are conducted as major phases are completed, ensuring quality and addressing any questions along the way," explains Jeff.
Upon completion of construction, a comprehensive, final walkthrough produces a detailed punch list.
