Roots and Real Estate

Erica Braden and Stephanie Cervenka Are Shaping the Stone Oak Market with Expertise and Heart

We recently sat down with childhood friends and business partners, Stephanie and Erica of Social House Real Estate Group, to hear how their deep ties to Stone Oak led them to become the area’s go-to real estate experts. From their personal connection to the community to the story behind their thriving business, they share what makes them the trusted choice for buying and selling in Stone Oak.

Can you tell us a bit about your background and your friendship?

We met on the first day of 6th grade in choir class and have been inseparable ever since! After graduating from Churchill High School in 2000, we both headed to Texas Tech University, where we studied Interior Design and Marketing and earned our degrees in 2005. After graduation, Erica worked in event planning in Las Vegas, while Stephanie started a sales career in San Antonio. Later, Erica returned to San Antonio to pursue graphic design, and Stephanie became Specht Elementary's Secretary and Bookkeeper.

What inspired you both to pursue a career in real estate, and how did the idea of starting a business together come about?

Our interest in real estate and homes has always been a part of who we are. Growing up, Stephanie spent many weekends with her parents touring open houses, sparking her passion early on. As Interior Design majors, we dedicated countless hours exploring homes and new build communities, gathering ideas and keeping up with the latest trends. Additionally, Erica’s husband has been a Mortgage Broker for 20 years, keeping us connected to the real estate industry for over 25 years.

You both have such deep ties to the Stone Oak area. How has growing up here shaped your approach to real estate and how you serve your clients?

Growing up here has given us a unique perspective and deep appreciation for the community, which directly influences how we approach real estate and serve our clients. This local knowledge allows us to guide our clients with insight and confidence, whether they’re new to the area or looking to find their next home. Growing up here instilled in us a sense of connection and community, which we strive to pass on to every client. We’re not just selling homes; we’re helping people build their lives in a place we know and love. It’s important to us that every client feels like they’re getting a neighbor’s advice—someone who truly knows the area and cares about their success.

What changes have you observed in the growth of the area, and how do you think that has impacted the real estate market?

The area has transformed from a relatively quiet suburban area into one of San Antonio's most sought-after communities. Now, it’s a vibrant area with top-rated schools, a wide variety of dining and shopping options, and expanded healthcare facilities.

This growth has significantly impacted the real estate market by increasing demand for homes in the area. Buyers are drawn to the lifestyle Stone Oak offers—combining suburban convenience with access to downtown San Antonio and major employers. The expansion of new-build communities and higher-end developments has also elevated property values, making Stone Oak a hotspot for families and professionals seeking both investment value and a great quality of life.

As longtime residents, what are some of the unique qualities of the Stone Oak area that you think homebuyers might appreciate the most?

We’ve seen firsthand what makes Stone Oak such a special place to call home. One of the standout qualities is its sense of community—neighbors here genuinely look out for each other, and the area is known for its friendly, welcoming atmosphere.

Homebuyers also appreciate Stone Oak’s top-rated schools, which are a major draw for families. The area offers a great balance of suburban comfort and urban convenience, with plenty of parks, walking trails, and outdoor spaces for recreation, alongside excellent dining, shopping, and entertainment options.

Stone Oak’s natural beauty is another unique quality. The rolling hills, mature oak trees, and scenic views add a peaceful charm that makes it feel like a retreat while still being close to downtown San Antonio and major employers.

What advice do you have when starting the home-buying process?

For anyone looking to buy a home in Stone Oak, preparation and local knowledge are key to navigating this competitive market. Here’s our best advice to get started:

  1. Work With a Local Expert
Stone Oak’s real estate market moves quickly, and having an agent who knows the area inside and out is invaluable.

  2. Get Pre-Approved for a Mortgage
A pre-approval not only shows sellers you’re serious but also helps you understand your budget and avoid falling in love with homes outside your price range.

  3. Define Your Priorities
Start by identifying what matters most to you—whether it’s proximity to top-rated schools, a specific neighborhood, or access to amenities like parks and shopping. Knowing your must-haves will help narrow your search.

  4. Act Quickly but Strategically
Homes in Stone Oak tend to sell fast, so be prepared to move quickly when you find the right one. However, it’s just as important to stay strategic—don’t skip inspections or make emotional decisions under pressure.

  5. Consider the Future
Think about how the home will suit your needs not just today but in the years to come. Whether it’s room to grow or proximity to work and schools, make sure the home aligns with your future plans.

What sets your approach to real estate apart from others in the Stone Oak area, and why do you think clients choose to work with you?

There are many real estate teams in San Antonio, but we pride ourselves on operating a quite differently than them. We are a true partnership and we work in tandem on every step of the process, ensuring our clients always have access to one of us at all times. By combining our strengths and collaborating on every detail, we deliver a level of service that ensures no step is missed and every aspect of your journey is handled with care and precision. It also means our clients benefit from two perspectives and skillsets working seamlessly as one.

We understand that the home buying and selling process can quickly become overwhelming, which is why we are committed to providing a white-glove level of service. Our core goal is to take the stress off your shoulders, allowing you to enjoy an elevated, smooth, and even fun experience. With us, real estate is more than a transaction—it’s a journey, and we’re here to make it as effortless and enjoyable as possible!

Finally, what are your favorite things to do in Stone Oak when you’re not working—are there any hidden gems in the area you love?

I don’t know how “hidden” these places are anymore but we definitely have our favorite spots! We try to support local establishments as much as we can so we’ll pull up at Pan & Coffee or Lova Cafe for a quick latte while we work rather than posting up at Starbucks. Nonna is fabulous for Italian and we really enjoy Stone Terrace Gastropub for brunch! Some other favorites are Copa Wine Bar, Stonewerks, Kirby’s for their incredible Happy Hour, Green Lantern for drinks, and Fully Belly Cafe.

It’s important to us that every client feels like they’re getting a neighbor’s advice—someone who truly knows the area and cares about their success.
