Real Estate Talk with Suzan Hindman

Suzan moved to Brentwood in 1987 from Houston when her husband, Michael, was transferred to start a branch office of his architectural firm. After quickly learning what a wonderful place Middle TN was to live Michael started his own firm: H. Michael Hindman Architects.  His firm has been involved in numerous projects in the area including Thoroughbred Square, Westgate Center, the latest remodel/tear down of the Bellevue Mall, City Park, and Brentwood Place.

1. BUYERS QUESTION

It is a great time to buy in Middle TN!  Interest rates are at an all time low.  Inventory is low but sellers are serious about wanting to sell. Sellers are offering more options to view their homes virtually or through live streaming, in addition to using high quality professional photographs.  Be sure to take safety precautions when looking for a new home.  Do your research first and view any videos, 3-D Tours, and photographs.  When viewing a house in person be sure to wear a mask, gloves, and shoe covers.  Try to touch as little as possible in the house and use hand sanitizer.  Due to tight inventory and active number of buyers, it is very important to get pre-approved.  Your Realtor can advise you on the best practices to present you in the most desirable light to the seller. 

2. SELLERS QUESTION

It is important to have high quality professional photos, videos, and 3-D Tours of your home for buyers to view in advance.  Drone photos can be great way for your house to stand out.  Disinfect prior to all showings and also after. Turn on all the lights and leave doors open to minimize buyers touching items in your house. As a listing agent, I provide shoe covers, latex gloves, masks, and sanitizer for buyers.  Do not allow overlapping appointments and plan a minimum of 15 minutes between showings so buyers are able to maintain social distancing. When in doubt, check with your real estate agent.

3.  Real Estate Trends Moving Forward:

We saw a delay in our Spring Selling market and it has taken off again.  Buyers have been at home and are now ready to get back house hunting. Middle TN is still the popular destination for buyers moving into the Nashville area. The low interest rates are encouraging to local buyers wanting to move into another house. Out market will continue being active into the Fall but it is too soon to know what the Fall will bring. However if we continue to be conscientious about wearing masks to protect ourselves and others, we should see our market and lifestyle continue to improve. New construction is still strong.  We will continue to see more videos and virtual tours of homes to allow buyers to shop from their living rooms. Technology will continue to give us creative ways for people to find their next home.
