Tracy Gaudiano of The Smyrna Team answers our questions on the market, new tools and community

SVL: Your goal, during this crucial time, is to provide clients with the tools you need to limit your exposure while choosing a home to buy or putting their home on the market to sell.  What are a few key and unique ways your office is serving clients and are there tools or services that you love (silver lining) and will continue to use?

TG:  Marketing of course is key and our website receives over 2100 buyers per month looking at our exclusive listings.  Also, our staging program is foolproof for getting your home sold at top dollar in less than a week.  Our vendors on staff are affordable and fast to allow a smooth process.

SVL: As far as the real estate market is concerned, what can buyers and sellers expect in Q2 and beyond in 2021?

TG: Sellers can expect top dollar for their home especially if it is in mint condition.  We are currently receiving multiple offers above the asking price on all of our listed homes.  Our buyers get undivided attention in finding a home and skilled negotiating for maximum protection when buying.  Our buyers also have exclusive access to homes before they are available on the open market.

SVL: Zercher Homes has a great team and you're very involved in giving back to the communities you serve. What are some examples of recent and upcoming events or projects you're planning or have participated in?

TG: We support a national charity called New Story working to end global homelessness.  We have team members involved in Path to Shine at Norton Park Elementary. Their purpose is to provide academic and social support to encourage children to thrive in school and build self-confidence to achieve their dreams.

SVL: Are there any new developments, subdivisions or communities that you're particularly excited about? Or, neighborhoods that have been under the radar that are making a comeback?

TG: One project I am very excited about is the Windy Hill Corridor.  We have been experiencing a large growth in home values North of Windy Hill.  (CroyEngineering.com)

SVL: You're an expert and you have our attention. What else would you like to share with our readers?

TG: We are experiencing an all-time low in housing inventory in Atlanta. This is driving home prices well above asking prices.   I would suggest if you're considering selling in the next 1-5 yrs call me today to get your current home value.  I guarantee you will be pleasantly surprised.
